This fee does not include any subscription service for utilities. Upon moving out, the settlement will be based on actual usage; if consumption exceeds the prepaid amount, the excess must be paid, and any unused portion will not be refunded. **Cleaning and Internet Fees** - The cleaning fee is HKD 2,000 per person per year (in cash), while the internet fee is HKD 500 per person per year (in cash). Cleaning services will be provided twice a month, covering public areas, the kitchen, and restrooms. **Payment Methods** - Annual payment with a one-month deposit - Semi-annual payment with a two-month deposit (rental price remains the same) **Deposit** - It is recommended to pay in RMB, and the contract will specify the amount in RMB. The deposit will be refunded based on the amount paid to avoid exchange rate issues. If insisting on payment in HKD, the refund upon moving out will also be in HKD. Please ensure to provide a HKD account, as our company cannot process cross-border refunds in RMB, and students should take note of this. **Key Timelines for Rent Payment** - The first installment of rent must be paid seven days before the lease start date. - The second installment of rent, for those opting for semi-annual payment, must be paid within the third month after the lease starts. **Lease Standards** - All rental contracts are based on a one-year standard. Tenants must pay the full years rent for personal reasons (including but not limited to: being allocated a dormitory during the period, illness, ping out, transferring schools, suddenly finding the area unsui, etc.). Termination of contract due to non-payment of rent will be considered a breach of contract, and appropriate legal action will be taken, including reporting to the authorities and notifying the university. **Subletting Regulations** - Tenants paying annually may sublet once but must find a new tenant themselves and comply with subletting terms. **Clubhouse Facilities** - No clubhouse facilities are offered. **Printing of Stamps** - Due to most landlords unwillingness to pay additional property taxes, individual students will not be provided with printed stamps (chop). **Viewing Requirements** - Viewings will be postponed until August, provided the current tenants have moved out and the room has been cleaned.
