**Apartment Introduction** This apartment is located near the University of Hong Kong, just a 5-minute walk away. It underwent a complete renovation in 2019, with all windows, plumbing, and elevators replaced, resulting in a completely refreshed interior. The apartment features a spectacular rooftop terrace offering panoramic views of the harbor, as well as a garden terrace ideal for barbecues and weekend gatherings. Nearby the garden terrace, there is an outdoor workout area equipped with free weights and pull-up bars. Inside the building, there is a multifunctional space that typically serves as a lounge but can also be used for various activities and community events. Each apartment is equipped with a kitchen, and there is a self-service laundry system located downstairs. The building also offers 24-hour security and a CCTV system for peace of mind. Rent is payable in three installments for the year. - **First installment**: A deposit is required at the time of signing the lease. - **Second installment**: Payment must be made before August 1, along with the utilities deposit. - **Third installment**: Payment must be made before December 1, alongside the utilities deposit. **Note**: The fees are calculated for a year, but guests can occupy the apartments for 11.5 months, from August 16 of each year to July 31 of the following year. Please pay attention to the contract details: - Payments made after the contract is signed are non-refundable (the deposit will be returned after the lease period), and the remaining amounts must be paid on time as stipulated in the contract; late payments will incur additional fees. - All terms will be executed according to the contract (including payment timing and lease dates). **Deposit:** - 20th to 25th floors, single room: HKD 33,000 - 1st to 19th floors, deluxe single room: HKD 33,000 - 1st to 19th floors, standard single room: HKD 26,000 - 1st to 19th floors, double room: HKD 20,000 **Utilities Deposit:** - 20th to 25th floors: HKD 4,800 - 1st to 19th floors: HKD 3,600 Currently, only bank transfers are accepted, and the transaction fees must be borne by the client. Additionally, payments via Alipay and WeChat Pay are also supported. The images and videos provided are reference images of similar unit types within the same complex; the actual room assigned will be confirmed upon check-in.
