**Property Management Information** - **Management Fee**: Each resident is required to pay $680 per month (this fee covers weekly room cleaning, daily public area cleaning, waste disposal services, customer service, room maintenance, security system, elevator and fire safety system maintenance). - **Electricity Charges**: Monthly electricity costs will be shared based on actual usage and will be deducted from the security deposit upon checkout. - **Water Charges and Internet Fees**: The rent includes water charges and wireless internet fees. Additionally, residents can use laundry and drying equipment and shared spaces for free. **Lease Term and Payment Methods** - **Standard Lease Term**: The lease runs from August 15, 2024, to August 11, 2025, with rent and management fees to be paid as a lump sum for the entire period (unless otherwise notified). - **All prices are quoted in Hong Kong dollars**. - **Payment Options**: - **Full Payment**: - Deposit: Equivalent to 2 months accommodation fees (to be paid at the time of signing). - Rent: Payment of 12 months accommodation fees and management fees (payment deadline is June 3, 2024). - **Installment Payment (every four months, with an additional 15% fee)**: - Deposit: Equivalent to 4 months accommodation fees (to be paid at the time of signing). - Rent: - First Installment: 4 months accommodation fees and management fees (payment deadline is June 3, 2024). - Second Installment: 4 months accommodation fees and management fees (payment deadline is October 31, 2024). - Third Installment: 4 months accommodation fees and management fees (payment deadline is February 28, 2025). **Note**: The images and videos presented are for reference, showcasing similar layouts within the property.
