【Fee Details】 1. A deposit is required when booking a room: (1) For one-time full rent payment, the deposit is equivalent to two months rent. If the full payment is made within 30 days after paying the reservation fee, a discounted rate will apply. (2) For semi-annual rent payment, the deposit is equivalent to three months rent. (3) For quarterly rent payment customers (only applicable to working individuals or existing clients), the deposit is also three months rent. (4) For monthly rent payment customers (only for working individuals), the deposit is equivalent to three months rent. 2. Rent must be paid before move-in (26.8.1), with the following payment options: (1) One-time full rent payment allows for the annual rate and discounts available on the platform. (2) Semi-annual rent payment adjusts to 100% of the annual rate, with no discounts. (3) Quarterly rent payment adjusts to 105% of the annual rate, with no discounts. (4) Monthly rent payment adjusts to 118% of the annual rate, with no discounts. 3. All fees include management and miscellaneous charges, with specific services as follows: (1) All-inclusive costs for water, electricity, gas, and internet fees, as well as rates and land rents, with free use of home appliances. The electricity/gas fee cap is $1500 per household per year (the entire unit is $1500, not per room). Upon termination of the lease, utility fees will be settled based on the agreed rental period (not the actual days of occupancy) and the number of residents. (2) Free home maintenance and on-site repair services provided throughout the year, valued at $15000. (3) Monthly cleaning of common areas, valued at $12000. (4) Brand new bedding provided upon move-in, valued at $1000. (5) No management fees charged, valued at $8000. (6) Emergency lockout service available at half price, valued at $800 per instance. 4. Referral Rewards: (1) For each friend referred, a cash rebate of $300 will be awarded. (2) Once two or more friends are referred, a special edition Octopus card will be granted. 5. Other Cashback Offers: (1) Viewing a property online can earn a cash rebate of $300. (2) After moving in, leaving a positive review on the Uhomes platform and sharing it on Xiaohongshu can earn a cash rebate of $300.
