(3) For quarterly payment of rent, the deposit is equal to three months’ rent (available only for working professionals or existing clients). (4) For monthly payment of rent, the deposit is equal to three months’ rent (available only for working professionals). 2. **Rent Payment Before Move-in (26.8.1):** (1) For a one-time payment of rent, a special annual payment rate and discounts available on the platform will be honored. (2) For semi-annual payment of rent, the price is adjusted to 100% of the annual payment rate, with no discounts. (3) For quarterly payment of rent, the price is adjusted to 105% of the annual payment rate, with no discounts. (4) For monthly payment of rent, the price is adjusted to 118% of the annual payment rate, with no discounts. 3. **All Fees Include Management and Miscellaneous Charges, Covering the Following Services:** (1) All-inclusive water, electricity, gas, and internet fees, as well as property tax and rates, with free use of appliances. Electricity/gas fees are capped at $1500 per household per year (HKD 1500 for the entire unit, not per room). Upon lease termination, utility bills will be evenly distributed based on contract duration and number of occupants. (2) Year-round free home maintenance and on-site service from the maintenance team, valued at $15,000. (3) Monthly cleaning of common areas, valued at $12,000. (4) Brand new bedding provided upon move-in, valued at $1,000. (5) Waived management fees, valued at $8,000.
