**Fee Details** 1. A deposit is required when booking: (1) For a one-time payment of rent, the deposit is equivalent to two months rent. If full payment is made within 30 days of paying the booking fee, a discounted rate will apply. (2) For six-month rent payments, the deposit is equivalent to three months rent. (3) For quarterly rent payments, the deposit is equivalent to three months rent (applicable only to working professionals or returning clients). (4) For monthly rent payments, the deposit is equivalent to three months rent (applicable only to working professionals). 2. Rent must be paid before moving in (Section 26.8.1), with payment options as follows: (1) A one-time rent payment allows access to the platforms annual payment rate and discounts. (2) Six-month rent payments will be adjusted to 100% of the annual payment rate, with no discounts. (3) Quarterly rent payments will be adjusted to 105% of the annual payment rate, with no discounts. (4) Monthly rent payments will be adjusted to 118% of the annual payment rate, with no discounts. 3. All fees include management fees and miscellaneous expenses, with specific services detailed as follows: (1) All-inclusive water, electricity, gas, and internet fees; rates and land rent; free use of household appliances. Utility costs are capped at $1500 per household per year (the entire unit is $1500, not per room). Upon lease termination, utility bills will be prorated based on the contractual rental period (not the actual residency duration) and the number of occupants. (2) Year-round free home maintenance and on-site service, valued at $15,000. (3) Monthly cleaning of common areas, valued at $12,000. (4) Provision of brand new bed linens upon move-in, valued at $1,000. (5) No management fee charged, valued at $8,000.
