**Fee Details** 1. A deposit is required at the time of booking: (1) For a one-time payment of rent, the deposit is equivalent to two months rent. If the full payment is settled within 30 days after the booking fee has been paid, a discount at the bottom price will apply. (2) For a six-month rental payment, the deposit is equivalent to three months rent. (3) For a quarterly rental payment, the deposit is equivalent to three months rent (available for working individuals or existing clients only). (4) For a monthly rental payment, the deposit is equivalent to three months rent (available for working individuals only). 2. Prior to move-in (26.8.1), rent must be paid, with the following payment options: (1) A one-time payment of rent allows you to enjoy the annual payment price and discounts available through the platform. (2) A six-month payment of rent is adjusted to 100% of the annual payment price, with no discounts. (3) A quarterly payment of rent is adjusted to 105% of the annual payment price, with no discounts. (4) A monthly payment of rent is adjusted to 118% of the annual payment price, with no discounts. 3. Management fees and miscellaneous expenses are fully included, covering the following services: (1) All-inclusive water, electricity, gas fees, and internet costs, as well as rates and land rent, which includes free use of household appliances. The maximum limit for electricity/gas fees is $1500 per household annually (HKD 1500 for the whole unit, not per room). Upon lease termination, utility fees will be allocated based on the contractual lease term (not the actual duration of stay) and the number of residents. (2) Free home repairs and on-site maintenance service throughout the year, valued at $15,000. (3) Monthly cleaning of public areas, valued at $12,000. (4) New bedding provided upon move-in, valued at $1,000. (5) No management fee charged, valued at $8,000. (6) Emergency unlocking service available at half price, valued at $800 per instance. 4. Referral rewards: (1) A cash rebate of $300 for each friend referred. (2) A special edition Octopus card for referring two or more friends. 5. Other cash back offers: (1) A cash rebate of $300 for online property viewing. (2) A cash rebate of $300 for leaving a good review on the Uhomes platform and sharing on Xiaohongshu after move-in.
