【Cost Details】 1. A deposit is required at the time of booking: (1) For full payment of the rent in a lump sum, the deposit amounts to two months rent. A discount will be offered if the full payment is made within 30 days of the reservation. (2) For semi-annual rent payment, the deposit amounts to three months rent. (3) For quarterly rent payment, the deposit amounts to three months rent (available only for working professionals or existing customers). (4) For monthly rent payment, the deposit amounts to three months rent (available only for working professionals). 2. Rent must be paid before check-in (section 26.8.1), with the following payment methods: (1) If paying rent in a lump sum, you can enjoy the annual payment rate and related discounts upon logging the platform. (2) For semi-annual rental payment, the price is 100% of the annual rate, with no discounts. (3) For quarterly rental payment, the price is 105% of the annual rate, with no discounts. (4) For monthly rental payment, the price is 118% of the annual rate, with no discounts. 3. All fees include management and miscellaneous charges. Specific services include: (1) All-inclusive utilities (water, electricity, gas, and internet), rates and land rent, with free use of household appliances. The electricity/gas limit is $1500/year per household [a total of 1500 HKD for the entire unit, not per room. The utility bill will be split evenly based on the lease term in the contract (not the actual length of stay) and the number of residents upon termination of the lease]. (2) Year-round free home maintenance and on-site service, valued at $15,000. (3) Monthly public area cleaning service, valued at $12,000. (4) New bedding provided at move-in, valued at $1,000. (5) No management fees charged, valued at $8,000. (6) Emergency lockout service at half price, valued at $800 per instance. 4. Referral Rewards: (1) For each friend referred, a cash reward of $300 will be given. (2) Referring two or more friends will earn you a special edition Octopus card. 5. Other cashback offers: (1) Online viewing of apartments will earn a cashback of $300. (2) After moving in, leaving a positive review on the Uhomes platform and sharing on Xiaohongshu will earn a cashback of $300.
