**Fee Details** 1. **Security Deposit Requirements:** (1) For a one-time payment of the rent, the deposit will be equivalent to two months rent. If full payment is made within 30 days after paying the reservation fee, a special discount will be applied. (2) If choosing to pay rent for six months, the deposit will amount to three months rent. (3) The deposit for quarterly rent payments will also be three months rent (available only for working professionals or existing clients). (4) For monthly rent payments, the deposit will be three months rent (available only for working professionals). 2. **Rent Payment Before Move-in (26.8.1):** Payment methods are as follows: (1) A one-time rent payment can enjoy discounted pricing as per the annual payment platform rates. (2) The semi-annual rent payment will be adjusted to 100% of the annual payment rate, with no additional discounts. (3) The quarterly rent payment will be adjusted to 105% of the annual payment rate, with no additional discounts. (4) The monthly rent payment will be adjusted to 118% of the annual payment rate, with no additional discounts. 3. **All fees include management and miscellaneous fees, covering the following services:** (1) All utilities (water, electricity, gas) and internet fees are included, as well as government rates and land rent, with free use of appliances. The annual limit for electricity/gas fees per household is $1500 (for each unit, not per room). Upon lease termination, utility bills will be divided based on the contract term (not actual occupancy duration) and the number of residents. (2) Free home maintenance and service visits throughout the year, valued at $15,000. (3) Monthly cleaning of common areas, valued at $12,000. (4) New bedding supplies upon move-in, valued at $1,000. (5) No management fees charged, valued at $8,000. (6) Emergency locksmith services are available at half price, valued at $800 per incident. 4. **Referral Rewards:** (1) For each successful referral of a friend, a cash rebate of $300 will be awarded. (2) If two friends are referred, a special edition Octopus card will be given. 5. **Other Cash Rebate Offers:** (1) Viewings conducted online can earn a cash rebate of $300. (2) After moving in, leaving a positive review on the Uhomes platform and sharing it on Xiaohongshu can earn a cash rebate of $300.
