**Fee Details** 1. Deposit required at the time of booking: (1) For a one-time full rent payment, the deposit is equivalent to two months rent. If the full payment is made within 30 days after paying the reservation fee, a discount at the base price can be availed. (2) For a six-month rent payment, the deposit is equivalent to three months rent. (3) For quarterly rent payments, the deposit is equivalent to three months rent (available only for working professionals or long-term customers). (4) For monthly rent payments, the deposit is equivalent to three months rent (available only for working professionals). 2. Rent must be paid before move-in (26.8.1), with the following payment methods: (1) A one-time payment allows you to enjoy the annual price and related discounts available on the platform. (2) For six-month rent payments, the price adjusts to 100% of the annual payment price, with no discounts. (3) For quarterly rent payments, the price adjusts to 105% of the annual payment price, with no discounts. (4) For monthly rent payments, the price adjusts to 118% of the annual payment price, with no discounts. 3. All fees include management and miscellaneous charges, covering the following services: (1) Utility expenses (water, electricity, gas) and internet fees, rates and land rent included, with free use of household appliances. The electricity/gas expense cap is $1500 per year for the entire housing unit (not per room). Upon lease termination, utility bills will be proportionally divided based on the contract duration (not the actual occupancy period) and the number of residents. (2) Year-round free home repairs and on-site services, valued at $15,000. (3) Monthly cleaning of common areas, valued at $12,000. (4) New bedding provided upon move-in, valued at $1,000. (5) No management fee charged, valued at $8,000. (6) Emergency unlocking service available at half price, valued at $800 per occurrence. 4. Referral rewards: (1) For each friend referred, a cash rebate of $300 will be granted. (2) After referring two friends, a special edition Octopus card will be given. 5. Other cash rebate offers: (1) A cash rebate of $300 for virtual property viewings. (2) A cash rebate of $300 for leaving a positive review on the Uhomes platform and sharing on Xiaohongshu after move-in.
