**Cost Details** 1. A deposit is required upon booking: (1) For those who pay the rent in one lump sum, the deposit is equivalent to two months rent. If the full payment is completed within 30 days after the reservation fee is paid, a discount will be applied. (2) For those who pay rent for six months, the deposit is equivalent to three months rent. (3) For those who pay rent quarterly, the deposit is equivalent to three months rent (applicable only to working professionals or existing clients). (4) For those who pay rent monthly, the deposit is equivalent to three months rent (applicable only to working professionals). 2. Rent must be paid before move-in (26.8.1) with the following payment methods: (1) Paying the rent in one lump sum allows you to enjoy the discounted annual rate on the platform. (2) For those paying rent for six months, the price will be adjusted to 100% of the annual rate, with no discounts applied. (3) For those paying rent quarterly, the price will be adjusted to 105% of the annual rate, with no discounts applied. (4) For those paying rent monthly, the price will be adjusted to 118% of the annual rate, with no discounts applied. 3. All fees include management and miscellaneous charges, covering the following services: (1) Utilities (including water, electricity, gas) and internet fees, as well as rates and land rent, with free use of appliances. The utility expenses are capped at $1500 per household per year (based on the entire apartment, not each room). Upon lease termination, utility bills will be equally divided according to the contract duration (not the actual occupancy time) and the number of residents. (2) Year-round free home repair services and onsite maintenance team, valued at $15,000. (3) Monthly cleaning of public areas, valued at $12,000. (4) Brand new bedding provided upon move-in, valued at $1,000. (5) No management fees charged, valued at $8,000. (6) Half-price emergency lockout service, valued at $800 per instance. 4. Referral Rewards: (1) A cash rebate of 300 yuan for each referred friend. (2) For referring two or more friends, a special edition Octopus card will be awarded. 5. Other Cashback Promotions: (1) A cash rebate of 300 yuan for virtual home viewing. (2) After moving in, leaving a positive review on the Uhomes platform and sharing it on Xiaohongshu will earn an additional cash rebate of 300 yuan.
