**Fee Details** 1. **Booking Information:** (1) Clients who pay the entire rent upfront must provide a two-month deposit. If full payment is completed within 30 days after paying the reservation fee, a discount at the bottom price will be applied. (2) Clients opting for a six-month rental payment must provide a three-month deposit. (3) Clients paying rent quarterly (limited to working professionals or returning clients) must provide a three-month deposit. (4) Clients paying rent monthly (limited to working professionals) are required to deposit three months rent. 2. **Rent Payment Before Move-In:** (1) For clients paying the full rent upfront, they will benefit from the annual payment price and discounts available on the platform. (2) For clients paying rent semi-annually, the price adjusts to 100% of the annual rate, with no discounts. (3) For quarterly rent payments, the price adjusts to 105% of the annual rate, with no discounts. (4) For monthly rent payments, the price adjusts to 118% of the annual rate, with no discounts. 3. **All-Inclusive Fees:** All fees include management and miscellaneous costs, covering the following services: (1) All-inclusive utilities (water, electricity, gas, and internet), rates, and ground rent, with free use of appliances. The utility cost limit per household is $1500/year (HKD 1500 for the entire unit, not per room. Upon termination, the utility bills will be averaged based on the contractual rental period—not the actual stay—and the number of residents). (2) Year-round free home maintenance and on-site service from our maintenance team, valued at $15,000. (3) Monthly cleaning of common areas, valued at $12,000. (4) Provision of brand new bedding upon move-in, valued at $1,000. (5) Waiving of management fees, valued at $8,000. (6) Emergency unlocking service at half price, valued at $800 per occurrence. 4. **Referral Rewards:** (1) For each friend referred, a cash rebate of $300 will be awarded. (2) If two or more friends are referred, a special edition Octopus card will be awarded. 5. **Additional Cashback Offers:** (1) Online property viewing provides a cash rebate of $300. (2) A $300 cash rebate is available for clients who leave a positive review on the Uhomes platform and share it on Xiaohongshu after moving in. Images and videos provided are reference materials for similar layouts within the same complex. Actual rooms assigned will depend on specific arrangements.
