**[Fee Details]** 1. A deposit is required when booking a room: (1) For full payment of the rent at once, the deposit is equal to two months rent. Paying the full amount within 30 days after submitting the booking fee qualifies for a discount at the best price. (2) If paying rent for six months, the deposit is equivalent to three months rent. (3) If paying rent quarterly, the deposit is equivalent to three months rent (only available for working professionals or returning customers). (4) If paying rent monthly, the deposit is equivalent to three months rent (only available for working professionals). 2. Rent must be paid before check-in (26.8.1), with the following payment options: (1) One-time payment of rent to enjoy the discounted annual rate available through the platform. (2) For semi-annual rent payment, the price adjusts to 100% of the annual rate, with no discounts. (3) For quarterly rent payment, the price adjusts to 105% of the annual rate, with no discounts. (4) For monthly rent payment, the price adjusts to 118% of the annual rate, with no discounts. 3. All fees include management fees and miscellaneous charges, with specific services as follows: (1) All-inclusive water, electricity, gas, and internet fees, along with rates and land rent. Free usage of home appliances, with a maximum electricity/gas fee limit of $1500/year per household (the total limit of 1500 Hong Kong dollars for the entire property, not calculated per room. The utility bill at the time of lease termination will be prorated based on the lease term specified in the contract, not the actual occupancy period, and the number of residents). (2) Year-round complimentary home maintenance and on-site repair team services, valued at $15,000. (3) Monthly cleaning of common areas, valued at $12,000. (4) Provision of brand new bedding upon check-in, valued at $1,000. (5) No management fees, valued at $8,000. (6) Emergency lockout services at half price, valued at $800 per incident. 4. Referral rewards: (1) Earn $300 cash back for each friend referred. (2) If two friends are referred, receive a special edition Octopus card. 5. Additional cash back offers: (1) $300 cash back for virtual property viewings.
