(4) For a monthly rent payment, the deposit equals three months rent (available only for working individuals). 2. **Rent Payment Before Move-in (26.8.1):** Rent payment options are as follows: (1) A one-time full rent payment allows access to the annual payment prices and related discounts listed on the platform. (2) Six-month payment adjusts to 100% of the annual payment price, with no discounts. (3) Quarterly payments adjust to 105% of the annual payment price, with no discounts. (4) Monthly payments adjust to 118% of the annual payment price, with no discounts. 3. **Included Costs:** The fee covers management and miscellaneous costs, specifically including: (1) All-inclusive utilities (water, electricity, gas, and internet), rates, and land rent, along with the free use of appliances. The electricity/gas cost has a cap of $1500 per year per household (not calculated per room). Upon lease termination, utility bills will be proportionally split based on the contract duration (not the actual occupancy period) and the number of residents. (2) Year-round free home maintenance and on-site repair services, valued at $15,000. (3) Monthly cleaning of common areas, valued at $12,000. (4) New bedding provided at move-in, valued at $1,000. (5) No management fee charged, valued at $8,000.
