【Cost Breakdown】 1. Deposit required at the time of booking: (1) For one-time full rental payment, the deposit is equivalent to two months rent. If the total payment is made within 30 days after the reservation fee is paid, a discounted price is available. (2) For semi-annual payment of rent, the deposit is equivalent to three months rent. (3) For quarterly payment of rent, the deposit is equivalent to three months rent (limited to working professionals or long-term clients). (4) For monthly payment of rent, the deposit is equivalent to three months rent (limited to working professionals). 2. Rent payment required before check-in (26.8.1), payment methods are as follows: (1) One-time payment of rent can avail the annual payment price and related discounts logged in on the platform. (2) For semi-annual payment of rent, the price adjusts to 100% of the annual payment price, with no discounts. (3) For quarterly payment of rent, the price adjusts to 105% of the annual payment price, with no discounts. (4) For monthly payment of rent, the price adjusts to 118% of the annual payment price, with no discounts. 3. All-inclusive fees, management fees, and miscellaneous expenses cover the following services: (1) All-inclusive utility fees (water, electricity, gas) and internet costs, government rates, and ground rent, with free access to home appliances. The limit for electricity/gas fees is $1500 per household per year (the entire unit, not per room). Upon termination of the lease, costs will be shared based on the contract rental period (not the actual occupancy duration) and the number of residents. (2) Complimentary home maintenance and repair team service throughout the year, valued at $15,000. (3) Monthly cleaning of common areas, valued at $12,000. (4) Provision of brand new bed linens upon check-in, valued at $1,000. (5) Waiving of management fees, valued at $8,000. (6) Emergency lockout services at half price, valued at $800 per occurrence. 4. Referral Rewards: (1) Receive a cash rebate of $300 for each friend referred.
