(3) For quarterly rent payments, the deposit is equivalent to three months’ rent (limited to working professionals or existing clients). (4) For monthly rent payments, the deposit is equivalent to three months’ rent (limited to working professionals). 2. **Rental Payment Before Move-In (26.8.1):** Rental payment can be made as follows: (1) Full upfront payment option, eligible for annual payment pricing and related discounts through the platform. (2) Semi-annual payment, adjusted to the annual price at 100%, no discounts applicable. (3) Quarterly payment, adjusted to the annual price at 105%, no discounts applicable. (4) Monthly payment, adjusted to the annual price at 118%, no discounts applicable. 3. **All-Inclusive Fees Covering Management and Miscellaneous Costs, Including the Following Services:** (1) All-inclusive utilities, including water, electricity, gas, and internet fees, as well as rates and land rent, with free use of household appliances. Electricity/gas fees are capped at $1500 per household per year (the total for the entire apartment, not per room). Upon vacating, utility bills will be prorated based on the lease period stipulated in the contract (not actual occupancy time) and the number of residents. (2) Year-round free home maintenance and on-site repair services valued at $15,000. (3) Monthly cleaning service for common areas valued at $12,000. (4) Brand new bedding provided upon move-in, valued at $1,000. (5) Waiving of management fees valued at $8,000. (6) Half-price emergency lockout service valued at $800 per incident. 4. **Referral Rewards:** (1) A cash reward of $300 for each friend referred. (2) A special edition Octopus card for referring two or more friends. 5. **Additional Cash Back Offers:** (1) A cash reward of $300 for online property tours. (2) A cash reward of $300 for leaving a positive review on the Uhomes platform and sharing on Xiaohongshu after moving in.
