**Fee Details** 1. A deposit is required at the time of booking: (1) For a one-time payment of the full annual rent, the deposit is equal to two months rent. A discount is available for full payment made within 30 days after the reservation fee is paid. (2) For semi-annual rent payments, the deposit is three months rent. (3) For quarterly rent payments, the deposit is three months rent (available for employed individuals or returning customers only). (4) For monthly rent payments, the deposit is three months rent (available for employed individuals only). 2. Rent must be paid prior to moving in, with the following payment options: (1) A one-time rent payment allows you to enjoy the annual payment price and discounts offered by the platform. (2) If paying rent semi-annually, the price will be adjusted to 100% of the annual payment price, with no discounts. (3) If paying rent quarterly, the price will be adjusted to 105% of the annual payment price, with no discounts. (4) If paying rent monthly, the price will be adjusted to 118% of the annual payment price, with no discounts. 3. All fees include management fees and miscellaneous expenses, covering the following services: (1) All-inclusive utilities (water, electricity, gas) and internet fees, property rates and land rent, free use of home appliances. Electricity and gas costs are capped at $1500 per household per year (this is for a whole unit, not per room). Upon vacating, utility bills will be prorated based on the lease term (not actual occupancy duration) and the number of residents. (2) Year-round free home repairs and on-site service from the maintenance team, valued at $15,000. (3) Monthly cleaning of public areas, valued at $12,000. (4) New bedding provided upon move-in, valued at $1,000. (5) No management fee charged, valued at $8,000. (6) Emergency lockout service at half price, valued at $800 per occurrence. 4. Additional Cashback Offers: (1) Online property viewing earns you a cash rebate of $300. (2) Posting positive reviews on the Uhomes platform after moving in and sharing it on Xiaohongshu earns you a cash rebate of $300.
