**[Fee Details]** 1. Deposit required at the time of booking: (1) For clients paying rent in a lump sum, the deposit is equivalent to two months rent. If the full amount is paid within 30 days after the initial deposit, clients can enjoy a special discounted price. (2) For clients paying rent every six months, the deposit is equivalent to three months rent. (3) For clients paying rent quarterly (limited to working professionals or returning clients), the deposit is equivalent to three months rent. (4) For clients paying rent monthly (limited to working professionals), the deposit is equivalent to three months rent. 2. Rent must be paid prior to move-in (26.8.1), with the payment methods as follows: (1) A lump-sum payment of rent allows clients to enjoy the annual payment pricing and related discounts available on the platform. (2) Semi-annual payments will adjust the price to 100% of the annual rate, with no discounts. (3) Quarterly payments will adjust the price to 105% of the annual rate, with no discounts. (4) Monthly payments will adjust the price to 118% of the annual rate, with no discounts. 3. The rent includes management fees and miscellaneous fees, with specific services provided as follows: (1) All-inclusive utilities (water, electricity, gas, and internet), rates, and land rent, with free use of household appliances. Each unit has a utility cap of $1500/year (the limit applies to the entire unit, not each room). Upon lease termination, utility costs will be averaged based on the contractual lease period (not actual occupancy) and the number of residents. (2) Free housing maintenance and onsite service from the maintenance team year-round, valued at $15,000. (3) Monthly cleaning of common areas, valued at $12,000. (4) Brand new bedding provided upon move-in, valued at $1,000. (5) No management fees charged, valued at $8,000. (6) Emergency lockout services are offered at half-price, valued at $800 per occurrence. 4. Referral rewards: (1) For each friend referred, a cash refund of $300 will be granted. (2) Referring two or more friends will earn a special edition Octopus card. 5. Other cash back offers: (1) Online viewings can earn a cash refund of $300. (2) Leaving a positive review on the Uhomes platform and sharing on Xiaohongshu after move-in can earn a cash refund of $300.
