**Fee Details** 1. A deposit is required upon booking: (1) For one-time payment of rent, the deposit is equivalent to two months rent. A discount is available for full payment within 30 days after paying the reservation fee. (2) For six-month rental payment, the deposit is equivalent to three months rent. (3) For quarterly rental payment, the deposit is equivalent to three months rent (available for working professionals or returning customers only). (4) For monthly rental payment, the deposit is equivalent to three months rent (available for working professionals only). 2. Rent must be paid before move-in (26.8.1), with the payment methods as follows: (1) A one-time payment allows you to enjoy the annual payment rate and discounts available upon logging the platform. (2) For six-month rental payment, the price adjusts to 100% of the annual payment rate, with no discounts. (3) For quarterly rental payment, the price adjusts to 105% of the annual payment rate, with no discounts. (4) For monthly rental payment, the price adjusts to 118% of the annual payment rate, with no discounts. 3. Rent includes management fees and miscellaneous charges, covering the following services: (1) All-inclusive utilities such as water, electricity, gas, and internet fees, alongside rates and land rents, with free use of household appliances. Electricity/gas fees are capped at $1500 per household per year (the entire unit is $1500, not per room. Utility bills will be shared based on the contractual rental period, rather than actual occupancy time, and the number of residents when moving out). (2) Year-round free home maintenance and service from a maintenance team, valued at $15,000. (3) Monthly cleaning of common areas, valued at $12,000. (4) Brand new bedding provided upon move-in, valued at $1,000. (5) No management fee charged, valued at $8,000. (6) Emergency unlocking service available at half price, valued at $800 per occasion. 4. Referral Rewards: (1) For each friend you refer, you will receive a cash rebate of $300. (2) If you refer two or more friends, you will receive a special edition Octopus card. 5. Additional Cashback Offers: (1) Online property viewing can earn you a cashback of $300. (2) After moving in, posting a positive review on the Uhomes platform and sharing on Xiaohongshu will earn you a cashback of $300.
