Fee Details 1. A deposit is required when booking: (1) A one-time payment for the full rent is required, with a deposit equivalent to two months' rent. If the full payment is made within 30 days after paying the booking fee, a discount at a freezing price will be applied. (2) Tenants choosing to pay rent every six months must pay a deposit of three months' rent. (3) Tenants paying rent quarterly (limited to working professionals or existing clients) must pay a deposit of three months' rent. (4) Tenants who opt for monthly rent payment (limited to working professionals) must pay a deposit of three months' rent. 2. Rent must be paid before check-in (26.8.1), with the following payment options: (1) A one-time rent payment is required to enjoy the annual payment price and related discounts. (2) For semi-annual rent payment, the price is adjusted to 100% of the annual payment price, with no discounts. (3) For quarterly rent payment, the price is adjusted to 105% of the annual payment price, with no discounts. (4) For monthly rent payment, the price is adjusted to 118% of the annual payment price, with no discounts. 3. All-inclusive services that cover management fees and miscellaneous costs include: (1) Utilities (water, electricity, gas) and internet fees, property tax and land rent, along with free use of appliances. The ceiling for electricity/gas costs is set at $1500/year per household (this refers to the entire unit, not per room. Upon moving out, the utility bill will be divided based on the contractually agreed rental period, not the actual days of residence, and will be based on the number of residents). (2) Year-round free home maintenance and on-site service valued at $15,000. (3) Monthly cleaning service for public areas valued at $12,000. (4) Brand new bedding provided at check-in, valued at $1,000. (5) No management fees charged, valued at $8,000. (6) Emergency lockout service available at a 50% discount, valued at $800 per incident. 4. Friend Referral Rewards: (1) A cash reward of $300 will be given for each successful referral of a friend. (2) Referring two or more friends will earn a special edition Octopus card. 5. Other Cashback Offers: (1) Viewing properties online will earn a cashback of $300. (2) Leaving a positive review on the Awehome platform after moving in and sharing it on Xiaohongshu will earn a cashback of $300. Images and videos are reference images for similar unit types within the same community; the actual room you'll occupy will be based on the final arrangement.
