### Accommodation Eligibility - Students newly enrolled this year or graduates within three years of graduation can apply for accommodation. Roommates must be of the same gender and do not necessarily have to be from the same university. ### Unconditional Deposit Refund Policy - The contract can be canceled within three months prior to the rental term, and the deposit will be fully refunded unconditionally, without any additional fees. ### Utilities Fees - A prepayment of HK$3,500 (cash) for the first months utilities (water, electricity, and gas) is required upon check-in. This fee is not included in the rent and will be settled at the end of the rental term. Any usage exceeding the initial amount must be paid additionally, and any excess will not be refunded. ### Cleaning and Internet Fees - The cleaning fee is HK$2,000 per person per year (cash), while the internet fee is HK$500 per person per year (cash). Cleaning services are provided twice a month, covering common areas, kitchens, and bathrooms. ### Payment Methods - Annual payment with one month’s deposit. - “Installment payment” with two months’ deposit (rent price remains the same). ### Deposit - It is recommended to use Renminbi (RMB); the contract will specify the amount in RMB, ensuring that the full amount is refunded without issues related to exchange rates. - If you insist on refunding in HK dollars upon check-out, only HK dollars will be refunded. Please provide a HK dollar account. We do not offer cross-border transfers for deposit refunds, so please remind students to be cautious. ### Key Timelines for Rent Payments - The first rent installment must be paid seven days before the start of the rental term. - The second rent payment for the “installment payment” option must be paid within the third month after the rental term begins. ### Leasing Standards - All rental agreements are standard one-year leases. For any personal reasons (including but not limited to receiving housing, illness, withdrawal from studies, transferring schools, or suddenly feeling that the area is unsui), the full years rent must be paid. Breaching the contract by failing to pay rent midway will be treated as a contract violation, and the authorities will be notified if necessary. ### Subletting - Tenants on the “annual payment” plan can sublet their room once and must find a new tenant themselves according to the subletting terms. ### No Clubhouse Facilities Provided ### Printing Fees Disclaimer - Due to most landlords unwillingness to pay additional property taxes, individual students are not offered printing services. ### Viewing Requirements - Property viewings can only take place in August, provided that the current tenant has vacated and the room has been cleaned. - Please note: Rooms will not be held, and priority will be given to those who pay the deposit first. Images and videos are reference images of similar models in the same complex, and the actual room will be in accordance with these references.
