### Property Information **1. Eligibility for Residence** - New students enrolling this year or graduates who have graduated within the past three years may apply for accommodation. Roommates must be of the same gender and do not have to be from the same university. **2. Unconditional Deposit Refund Policy** - The rental contract can be canceled within three months prior to the start date, and the deposit will be unconditionally refunded in full without any additional fees. **3. Utilities Payment** - At the time of move-in, a prepayment of HKD 3,500 (cash) for the first month’s utilities (water, electricity, and gas) is required, which is not included in the rent. A settlement will be made at the time of lease termination; any excess usage must be paid for, and no refunds will be issued for any unused portion. **4. Cleaning and Internet Fees** - The cleaning fee is HKD 2,000 (cash) per person per year, and the internet fee is HKD 500 (cash) per person per year. Cleaning services are provided twice a month and include common areas, kitchen, and bathroom. **5. Payment Methods** - Rent can be paid annually with one month’s deposit, or in two installments with a two-month deposit (the rent amount remains the same). **6. Deposit** - It is recommended to pay the deposit in RMB, with the amount stated in the contract, meaning you will get back exactly what you paid with no exchange rate issues. If you insist on paying in HKD, the refund upon move-out will only be in HKD, so please provide an HKD account. Our company does not support converting the deposit to RMB for cross-border transfers; please inform students of this. **7. Key Payment Dates for Rent** - The first rent payment must be made seven days prior to the effective date of the rental agreement. - The second payment for “two-installment payments” must be made within the third month after the rental period begins. **8. Lease Type** - All rental agreements are standardized for one year. Regardless of the reason (e.g., obtaining dormitory accommodation, health issues, ping out, transferring schools, etc.), tenants are required to pay the full annual rent. Any mid-term termination of the lease will be regarded as a breach of contract and will be subject to legal accountability and notification to the school for action. **9. Subletting** - Tenants who have opted for “annual payment” are allowed one sublet, provided they find a new tenant and follow the subletting terms. **10. No Clubhouse Facilities** - This property does not provide clubhouse facilities. **11. Stamp Duty Requirements** - Due to most landlords reluctance to incur additional property taxes, printing of the stamp duty (stamp duty) will not be provided for individual students. **12. Viewing Requirements** - Viewing arrangements will begin in August, provided the current tenant has vacated and the room has been cleaned. - Please note that the property will not be held, and bookings will be prioritized for those who pay the deposit first. **Remarks** The images and videos are reference photos of similar apartment layouts within the same complex; the actual room available for occupancy will be as per the final property.
