Eligibility for Accommodation - Newly enrolled students for this year or graduates who have graduated within the last three years can apply for accommodation. Roommates must be of the same gender and do not need to attend the same school. Unconditional Refund Policy for Deposits - Contracts can be canceled within three months prior to the start date, and the deposit will be refunded unconditionally without any additional charges. Utilities - Upon moving in, the first month's utility fee of HKD 3,500 (cash) must be prepaid. This fee is not included in the rent and will be settled based on actual usage upon moving out. Any excess usage must be paid for, and any remaining balance will not be refunded. Cleaning and Internet Fees - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services include twice a month for shared areas, kitchen, and restrooms. Payment Methods - Rent is paid annually with a deposit equivalent to one month’s rent. - An option for "two installments" is available, with a deposit of two months’ rent (at the same rent price). Deposit - It is recommended to use RMB; the contract will specify the amount in RMB, and the refund will be based on the amount paid to avoid any exchange rate issues. - If insisting on using HKD, the refund will only be in HKD upon moving out. Please provide an HKD account, as our company will not perform cross-border transfers for deposit refunds. Students should be informed of this. Key Timing for Rent Payment - The first rent payment must be made seven days before the lease starts. - The second installment of "two installments" must be paid within the third month after the lease begins. Lease Standards - All lease contracts are based on a minimum duration of one year. For any personal reasons, whether receiving a dormitory, illness, withdrawal, transfer to another school, or feeling that the area is unsuitable, the full year's rent must be paid. Any mid-term lease termination without rent payment will be considered a violation of the contract and will be handled legally, with notification to the school. Subletting - Tenants who choose "annual payment" may sublet their room once, but they must find a new tenant themselves and comply with subletting terms. No Clubhouse Facilities Provided Printing Charges - Most landlords are unwilling to pay additional property taxes, so printing services will not be provided to individual students. Request for Viewing - Viewings will be postponed until August, provided that the current tenant has vacated and the room has been cleaned. - Note: There will be no reserved units during this period; deposits will be on a first-come, first-served basis. Pictures and videos are reference images of similar units in the same complex; the actual room will be determined based on the final arrangements.
