### Accommodation Information 1. New students or graduates within the last five years are eligible to apply for accommodation, with roommates being of the same gender but not necessarily from the same graduating class. 2. A new unconditional deposit refund policy has been introduced, allowing tenants to opt for a full refund of their deposit up to three months prior to the start of the lease. 3. A utility prepayment of HKD 3,500 is required upon move-in, and actual usage will be settled after one year, with any excess cost to be covered by the tenant. 4. The cleaning fee is HKD 900 per person per year, and the internet fee is HKD 500 per person per year, with cleaning services provided once a month. 5. Rent payment rules are as follows: - Annual payment with a one-month deposit; semi-annual payment with a two-month deposit (same rental price); payment every four months with a three-month deposit (rent increases by 10%). - The first rental installment is due seven days before the lease begins. - The second installment for semi-annual payments must be paid within the fourth month after the lease starts. - The second installment for every four months must be paid within the second month after the lease starts. - The third installment for every four months must be paid within the sixth month after the lease starts. - Upon moving out, all personal belongings must be cleared from the room, including common areas, kitchen, and restroom; failure to do so will result in a relocation fee of HKD 1,000. - Borrowing a spare key incurs a fee of HKD 50 per instance; if the key is lost, a fee of HKD 80 is charged for replacement, and the fee for reissuing a resident card is HKD 150. 6. Tenants paying annually will receive a welcome gift; for more details, please consult sales or apartment management. 7.
