### Apartment Accommodation Information 1. Eligibility: Students who are newly enrolled this year or have graduated within the past five years may apply for accommodation. Roommates will be of the same gender, but they do not necessarily have to be from the same graduating cohort. 2. Deposit Policy: A new unconditional refund deposit policy has been introduced, allowing you to apply for an unconditional refund of the deposit up to three months before the rental period starts. 3. Prepaid Expenses: A prepaid amount of HKD 3,500 for water, electricity, and gas is required upon move-in, with settlement occurring after one year. Any excess amount will need to be paid. 4. Additional Fees: - Cleaning Fee: HKD 900 per person per year (cleaning will occur once a month). - Internet Fee: HKD 500 per person per year. 5. Rent Payment Methods: - Annual payment with one month deposit; semi-annual payment with two months deposit (rent price remains the same); payment every four months with three months deposit (rent plus 10%). - The first rent payment must be made seven days prior to the start of the lease. - The second rent payment for semi-annual leases is due within the fourth month after the lease starts. - The second rent payment for four-month leases is due within the second month after the lease starts. - The third rent payment for four-month leases is due within the sixth month after the lease starts. All personal items must be removed upon moving out, including from common areas, kitchen, and restrooms; otherwise, a relocation fee of HKD 1,000 will be charged for leftover items. A fee of HKD 50 will be charged for borrowing backup keys, while losing a key will incur a replacement fee of HKD 80, and a replacement fee for the resident card is HKD 150. 6. Annual Payment Benefits: Tenants who choose annual payment will receive a welcome gift. For more details, please consult the property sales office or apartment management. 7. Subletting Policy: Tenants who choose annual payment can sublet their room once, provided they find a new tenant themselves. The subletting fee is RMB 1,000.
