**Move-In Information** 1. **Eligibility for Accommodation** - New students admitted this year or graduates within three years of graduation may apply for housing. Roommates must be of the same gender, and they are not required to attend the same university. 2. **Unconditional Deposit Refund Policy** - The rental agreement can be canceled within three months prior to the start date, and the deposit will be refunded in full unconditionally, without any additional fees. 3. **Utilities Payment** - Upon move-in, the first months utility fees (water, electricity, and gas) must be prepaid in cash for HKD 3,500. This fee does not include utilities, which will not be assessed until move-out, at which point any excess costs must be settled, and any remaining balance will not be refunded. 4. **Cleaning and Internet Fees** - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services are provided twice a month and cover common areas, kitchens, and bathrooms. 5. **Payment Methods** - Rent is paid annually with a one-month security deposit. - A "Two-Installment Payment" option is available with an additional two months deposit (the amount of rent remains the same). 6. **Deposit Information** - It is recommended to pay the deposit in RMB, as the contract will specify the amount in RMB; the amount paid will be refunded without any exchange rate issues. - If insisting on paying in HKD, only HKD will be refunded upon move-out, so it is essential to provide an HKD account. Our company does not process cross-border RMB deposit refunds; please inform the students. 7. **Key Payment Dates for Rent** - The first portion of the rent must be paid seven days before the rental period starts. - If choosing the "Two-Installment Payment" option, the second installment of rent must be paid within three months after the rental period begins. 8. **Lease Terms** - All rental contracts are based on a one-year term. For any personal reasons, the full years rent must be paid, including but not limited to: being assigned housing, illness, withdrawal from school, transferring to another institution, or feeling unsui for the area. Termination of the contract without rent payment will be considered a breach of contract, and may be reported to the authorities and the school. 9. **Subleasing Policy** - Annual renters may sublease their room once and must find a new tenant according to the subleasing terms. 10. **Facility Description** - This apartment does not provide a clubhouse or related facilities. 11. **Printing Request Requirements** - Due to most landlords unwillingness to pay additional property taxes, requests for individual student printing applications are not supported. 12. **Viewing Requirements** - Property viewings will be considered starting in August, provided that the current tenant has vacated and the room has been cleaned. - Please note: Rooms will not be held during this period; the first deposit payer will receive priority. *Note: Images and videos are for reference only; actual rooms may vary.
