**Eligibility for Accommodation** - New students enrolled this year or graduates within three years can apply for accommodation. If usage exceeds the limit, additional payment will be required, and any excess will not be refunded. **Cleaning and Internet Fees** - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services will be provided twice a month, covering common areas, kitchens, and restrooms. **Payment Methods** - Payment options include: annual rent with a one-month deposit, or "split two payments" with a two-month deposit (rental prices remain unchanged). **Deposit** - It is advised to pay the deposit in Renminbi (RMB); the contract will specify the RMB amount, which will match the payment and refund to avoid exchange rate issues. - If you insist on paying in Hong Kong dollars (HKD), refunds upon move-out will be settled in HKD, and you must provide an HKD account. We do not support cross-border transfers for deposit refunds in RMB; students should be aware of this. **Key Rental Payment Dates** - The first rent payment must be made within seven days prior to the lease start date. - The second payment for those choosing "split two payments" must be made within the third month after the lease begins. **Standard Lease Duration of One Year** - All rental agreements are based on a one-year term. Regardless of personal reasons (such as receiving dormitory placement, illness, withdrawal, or transfer), full payment for the year’s rent is required. Any breach of contract or mid-term termination will be considered a default, and legal action may be taken, including notifying the school. **Subletting** - Tenants paying annually may sublet their room once, needing to find a new tenant themselves and abide by the subletting terms. **No Clubhouse Facilities Provided** **Printing Charges** - Most landlords are unwilling to cover additional property taxes; therefore, printing services for individual students (stamping) are not provided. **Viewing Requirements** - Viewings can be arranged starting in August, provided that the current tenant has moved out and completed cleaning. - Please note: Rooms will not be held during this period; priority is given to those who pay the deposit first.
