Accommodation Conditions - Students newly enrolled this year or graduates within three years can apply for accommodation. Roommates must be of the same gender, but they do not necessarily have to come from the same university. Unconditional Deposit Refund Policy - Contracts can be canceled within three months before the start date of the lease, and the deposit will be refunded unconditionally without any additional fees. Utilities Costs - At check-in, a prepayment of HKD 3,500 (cash) for the first month’s utilities is required. This fee does not include utility services; upon check-out, the final charges will be based on actual usage, and any excess must be paid. Unused fees will not be refunded. Cleaning Fee and Internet Fee - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services include bi-monthly cleaning of public areas, kitchens, and bathrooms. Payment Methods - Annual payment with a deposit equivalent to one month's rent. - Two installment payments with a deposit equivalent to two months' rent (rent price remains the same). Deposit - It is recommended to pay the deposit in RMB, as the amount in RMB will be specified in the contract, and the same amount will be refunded without concerns about exchange rates. - If you choose to pay in HKD, the refund upon check-out will also be in HKD; please provide HKD account information. The company does not support cross-border transfer refunds for deposits; students should be aware of this. Key Rent Payment Dates - The first rent payment must be made seven days before the lease agreement takes effect. - The second installment of rent (for those paying in two installments) must be paid within the third month after the lease begins. Lease Standard is One Year Fixed Contract - The standard for all lease agreements is a one-year term. If terminated for personal reasons (such as being assigned a dormitory, illness, withdrawing from school, transferring, or feeling that the area is unsuitable, etc.), one year's rent must be paid. Any breach of contract by not paying rent upon early termination will be reported to the relevant authorities. Subletting - Tenants who pay annually can sublet their room once, but they must find a new tenant themselves according to the subletting terms. No Clubhouse Facilities Provided Printing Cost Requirements - Due to most landlords' unwillingness to bear property taxes and the lack of printing (notarization) services provided for individual students. Viewing Requirements - Rooms can be viewed starting in August, provided that the current tenant has moved out and the room has been cleaned. - Please note: Rooms will not be reserved during this period; priority will be given to those who pay the deposit first.
