**Building Move-in Information** 1. **Eligibility for Move-in** - Only newly enrolled students for the current year or graduates who have graduated within the last three years are eligible to apply for accommodation. Roommate requests must be for the same gender and do not necessarily have to be from the same university. 2. **Unconditional Deposit Refund Policy** - The contract can be canceled within three months prior to the lease start date, and the full deposit will be refunded unconditionally, without any additional charges. 3. **Utilities Fees** - Upon move-in, a prepayment of HKD 3,500 for utilities (cash) is required for the first month. This fee does not include actual utility usage and will be settled based on actual usage upon moving out. Any excess amount must be paid, while unused portions will not be refunded. 4. **Cleaning and Internet Fees** - Each resident must pay a cleaning fee of HKD 2,000 (cash) per year, and an internet fee of HKD 500 (cash) per year. Cleaning services are provided twice a month, covering common areas, kitchens, and toilets. 5. **Payment Methods** - Payment for one year’s rent with one month’s deposit (annual payment). - Two-installment payment option with a two-month deposit (same rental price). 6. **Deposit** - It is recommended to pay the deposit in RMB. The RMB amount will be specified in the contract, and refunds will be made based on the actual amount paid to avoid currency exchange issues. - If insisting on payment in HKD, the refund upon move-out will only be in HKD. Please provide a HKD account. Note that the company does not support cross-border transfers for deposit refunds in RMB, and students should be reminded of this. 7. **Key Payment Dates for Rent** - The first installment of rent must be paid seven days before the lease start date. - The second installment of rent, if paid in two installments, must be settled within the third month after the lease begins. 8. **Lease Duration** - All rental contracts are based on a one-year term. If the contract is terminated early for personal reasons, the entire years rent must still be paid (regardless of the reason, including but not limited to being assigned to a dormitory, illness, withdrawal from studies, transfer to another school, suddenly feeling unsui in the area, etc.). Any early termination of the contract will be considered a breach of contract and may result in the relevant authorities being notified and the school being informed. 9. **Subletting** - Annual paying tenants are allowed to sublet their room once, but must find a new tenant according to subletting terms. 10. **No Clubhouse Facilities** - This building does not provide clubhouse facilities. 11. **Printing Charges** - Since most landlords are reluctant to pay additional property taxes, extra printing charges (stamp duties) will not be provided for individual students. 12. **Viewing Requests** - Viewing appointments will be delayed until August, provided the current tenants have vacated and the rooms have been cleaned. - Note: Rooms will not be held during this period; deposits are granted on a first-come, first-served basis. **Important Note** Images and videos are for reference only based on similar unit types in the same complex; the actual room will be confirmed upon move-in.
