### Accommodation Eligibility - Newly enrolled students for the current academic year or graduates who have finished their studies within the last three years may apply for accommodation. Roommate requests are for individuals of the same gender but do not have to be from the same university. ### Unconditional Deposit Refund Policy - Contracts can be canceled within three months prior to the lease start date, and the deposit will be fully refunded with no additional charges. ### Utilities Fee - A prepayment of HKD 3,500 (cash) for the first months utilities is required upon move-in. This amount does not include water, electricity, and gas charges, which will be settled upon check-out. Any excess usage will need to be compensated, and any remaining balance will not be refunded. ### Cleaning and Internet Fees - The cleaning fee is HKD 2,000 (cash) per person per year, while the internet fee is HKD 500 (cash) per person per year. Cleaning services will be provided twice a month, covering communal areas, kitchens, and bathrooms. ### Payment Method - Annual payment with a one-month deposit. - For split payments, a two-month deposit is required (rental prices remain unchanged). ### Deposit - It is recommended to pay the deposit in RMB. The contract will specify the amount in RMB, and the refund will be based on the amount paid, unaffected by exchange rates. - If insisting on using HKD, the refund upon check-out will only be in HKD, so please provide an HKD account. Our company cannot refund the deposit in RMB through cross-border transfers, and students should be aware of this. ### Key Payment Deadlines - The first phase of the rent must be paid seven days prior to the lease start date. - The second phase of the rent, if paid in two installments, must be settled within the third month following the lease start date. ### One-Year Lease Standard - All lease contracts are for a minimum duration of one year. Regardless of personal reasons (such as being assigned a dormitory, illness, withdrawal, transferring to another school, or suddenly feeling unsui for the area), the full year’s rent must be paid. Early termination of the lease will be considered a breach of this clause, and relevant departments will be notified for further action. ### Subletting - Annual paying tenants may sublet once, and they must find the new tenant themselves according to the subletting terms. ### No Clubhouse Facilities Provided - This service does not offer any clubhouse facilities. ### Stamp Duty Requirements - Due to landlords’ reluctance to bear additional property tax burdens, individual students will not be provided with stamp duty (physical stamps). ### Viewing Requests - Viewings must be arranged in August, provided the current tenant has vacated and cleaned the room. - Note: Rooms will not be held during this time, and the first to pay the deposit will secure the room. ### Photos and Videos - Images and videos are reference photos of similar unit types in the community, and the actual room assigned will be the one occupied. For further inquiries, please contact your advisor. ### Risk Warning - In recent years, cases have emerged in the Hong Kong rental market tenants have faced losses due to paying a year’s rent upfront. To protect each clients rights, all collaborating apartments support various payment options, including upfront, quarterly, and monthly payments. Please choose cautiously based on your personal situation and be aware of the mentioned risks. Any losses incurred must be borne by the individual.
