### Building Information Edit #### 1. Eligibility for Residency - New students enrolled this academic year or alumni who graduated no more than three years ago can apply for accommodation. Roommates must be of the same gender and do not necessarily need to be from the same university. #### 2. No-Condition Deposit Refund Policy - The contract can be cancelled within three months prior to the start date, and the deposit will be refunded in full unconditionally, without any additional fees. #### 3. Utilities Fee - Upon move-in, a prepayment of HKD 3,500 (cash) for the first months utilities is required. This fee is not included in the rent and will be settled based on actual usage upon move-out. Any excess charges must be paid, and unused amounts are non-refundable. #### 4. Cleaning Fee and Internet Fee - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services are provided twice a month and include the cleaning of common areas, kitchens, and bathrooms. #### 5. Payment Methods - Rent can be paid annually with a one-month deposit. - natively, the "Two-Installment Payment" option is available, with a deposit equivalent to two months (the same rental price). #### 6. Deposit - It is recommended to pay in Renminbi (RMB); the RMB amount will be specified in the contract, and the same amount will be refunded, avoiding currency exchange issues. - If insisting on payment in HKD, the refund will be made only in HKD upon move-out, and a HKD account must be provided. Our company does not support cross-border transfers for deposit refunds in RMB, so please ensure students are aware. #### 7. Key Payment Dates for Rent - The first installment of rent must be paid seven days before the start date. - For the "Two-Installment Payment" option, the second installment of rent must be paid within the third month after the lease starts. #### 8. Lease Terms - All rental agreements are standard one-year terms. Regardless of the reason for terminating the contract (including but not limited to: being assigned to dormitories, illness, withdrawal, transferring schools, or dissatisfaction with living conditions), the full years rent must be paid. Any mid-term contract termination without rent payment will be considered a breach of contract and will be reported to the university for further action. #### 9. Subletting - Tenants who choose the "Annual Payment" option may sublet their room once, must find their own replacement tenant, and follow subletting terms. #### 10. No Clubhouse Facilities Provided #### 11. Print and Stamp Requirements - Due to the unwillingness of most landlords to incur additional property taxes, printing and stamping services will not be provided for individual students. #### 12. Viewing Requests - Viewings can only be arranged in August, once the current tenant has vacated and the room has been cleaned. - Note: There will be no holding of rooms; priority will be given to those who pay the deposit first. Photos and videos are for reference of similar units in the same community; the actual room will be subject to the final situation.
