**Accommodation Conditions** - New students enrolling this year or graduates within the last three years are eligible to apply for accommodation. Roommate requests must be for the same gender and can be from different universities. **Unconditional Refund Policy for Deposit** - The rental contract can be canceled within three months prior to its commencement, and the deposit will be refunded unconditionally without any additional fees. **Utilities Fees** - Upon move-in, the first months utilities fee of HKD 3,500 (cash) must be prepaid. This fee is not included in the rent and will be settled upon lease termination; any excess must be paid, and unused portions will not be refunded. **Cleaning and Internet Fees** - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services are provided twice a month, covering common areas, kitchen, and restrooms. **Payment Methods** - Annual payment with one month’s deposit. - "Split payment option" with two months’ deposit (same rent price). **Deposit** - It is recommended to pay in RMB, and the contract will specify the amount in RMB. Whatever amount is paid will be refunded, thus avoiding exchange rate issues. - If insisting on using HKD, refunds will only be made in HKD upon check-out. Please provide a HKD account. Our company does not support cross-border transfers to refund deposits in RMB, so please remind the students. **Key Payment Deadlines for Rent** - The first rent payment must be made seven days prior to the start of the rental period. - The second installment of the "Split payment option" rent must be paid within the third month after the start of the rental period. **One-Year Lease Standard** - All rental agreements are based on a one-year standard. Rent must be paid in full for a year due to personal reasons (including but not limited to: obtaining dormitory accommodation during the period, illness, withdrawal from school, transferring schools, feeling unsui for the area, etc.). Any breach of contract, such as failing to pay rent upon early termination of the agreement, will be reported to the authorities and the school. **Subleasing Regulations** - Tenants on the "annual payment" plan may sublease their room once but must independently find new tenants according to subleasing terms. **No Clubhouse Facilities Provided** **Printing Requirements** - Due to the unwillingness of most landlords to incur additional property tax, printing services will not be provided for individual students. **Viewings** - Viewings will be considered in August, provided that the current tenant has vacated and completed room cleaning. - Note: Reservations for units will not be held during this period, priority will be given to the first deposit received. Images and videos of the available units are for reference only, based on similar layouts in the same complex; actual rooms will be subject to the current situation.
