### Accommodation Information 1. **Eligibility for Accommodation** - New students enrolled this year or graduates within three years of graduation may apply for housing, and roommates will be of the same gender, with no requirement to be from the same institution. 2. **No-Condition Deposit Refund Policy** - Contracts can be canceled within three months prior to the rental start date, and the full deposit will be refunded unconditionally without any additional fees. 3. **Utilities Fee** - Upon check-in, a prepayment of HKD 3,500 (cash) for the first months utilities is required. This fee does not include utility services and will be settled upon lease termination. If consumption exceeds this amount, the excess fee must be covered, and any remaining balance is non-refundable. 4. **Cleaning Fee and Internet Fee** - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services will be provided twice a month and will include public areas, kitchen, and restrooms. 5. **Payment Method** - Yearly payment with one month’s deposit. - For “two payments” option, a two-month deposit is required (rent price remains the same). 6. **Deposit** - It is recommended to pay the deposit in RMB, with the amount specified in the contract; you will receive the same amount back upon refund to avoid currency exchange issues. - If paid in HKD, only HKD will be returned at the time of check-out. Please provide a HKD account for the refund as we do not support cross-border transfer refunds. Students should take note of this. 7. **Key Times for Rent Payment** - The first phase of rent must be paid within seven days prior to the start of the lease. - The second phase of rent for those choosing the “two payments” option must be paid within the third month of the lease term. 8. **Fixed One-Year Lease** - All lease agreements are for a fixed term of one year. Regardless of personal circumstances (e.g., being assigned to dorms, illness, withdrawal from school, transferring schools, etc.), the full year’s rent must be paid. Failure to pay rent during the lease term will be considered a breach of contract, and we will report this to the authorities and notify the school for action. 9. **Subletting** - Tenants on the “annual payment” plan may sublet once but must independently find a new tenant according to the subletting terms. 10. **No Clubhouse Facilities Provided** 11. **Printing Fee Requirements** - Due to the reluctance of most landlords to incur additional property taxes, printing services will not be provided to individual students. 12. **Viewing Requirements** - Viewing will be postponed until August, provided the current tenant has vacated and the room has been cleaned. - Please note that rooms will not be held during this period; priority will be given to those who pay the deposit first. Images and videos are reference materials of similar unit types within the complex, with the actual living quarters determining the final arrangement.
