### Residence Conditions - Students who have newly enrolled this year or graduates within three years can apply for accommodation. Roommates must be of the same gender and do not necessarily have to be students from the same university. ### Unconditional Deposit Refund Policy - If you need to cancel the contract, you can do so within three months before the rental period begins, and the deposit will be fully refunded unconditionally, with no additional fees charged. ### Utilities Charges - At the time of move-in, a prepayment of HKD 3,500 for the first month's utilities (cash) is required, which does not include usage fees for utilities. Upon moving out, excess usage will be settled. Any excess amount must be paid, and unused balances will not be refunded. ### Cleaning Fee and Internet Fee - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). The cleaning service covers common areas, kitchens, and bathrooms, with cleaning conducted twice a month. ### Payment Methods - Rent can be paid annually with a deposit or in two installments, with the deposit equivalent to two months' rent at the same rental price. ### Deposit - Payment is recommended in Chinese Yuan (CNY). The contract will specify the amount in CNY, ensuring you receive the same amount back upon refund, eliminating exchange rate issues. - If you choose to pay in HKD, the deposit will only be refunded in HKD upon moving out, so please provide an HKD account. Our company does not support cross-border transfers to refund deposits in CNY; please take note of this. ### Key Payment Dates for Rent - The first rent payment must be made seven days before the rental period begins. - The second rent payment for those opting for two installments must be made within the third month after the rental period starts. ### Lease Standards - The basic standard for all lease contracts is one year. Rent must be paid in full for the entire year for any personal reasons (including but not limited to: assigned dormitory, illness, withdrawal, transfer, or termination due to unsuitability of location). Any early termination of the lease will be considered a breach of contract, and relevant situations will be reported to the authorities and the school. ### Subleasing - Tenants who choose annual payment may sublease once, but must find a new tenant themselves and comply with the relevant subleasing terms. ### No Clubhouse Facilities Provided ### Printing Fee Requirements - Due to most landlords' reluctance to pay additional property taxes, printing services (stamp duty) for individual students are not provided. ### Viewing Requirements - Viewings can be arranged starting in August, provided that the current tenant has vacated and completed the cleaning of the room. - Please note: Rooms will not be held during this period; priority will be given to those who pay the deposit first. Images and videos are for reference of similar unit types within the same complex; the actual room assigned for occupancy will prevail.
