**Building Description** 1. Students newly enrolled this year or those who graduated within the last five years may apply for accommodation. Roommates will be of the same gender, but they may not necessarily be from the same graduating class. 2. A new unconditional deposit return policy has been introduced. Tenants can apply for an unconditional refund of their deposit within three months before the lease begins. 3. A prepayment of HKD 3,500 for utilities (water, electricity, and gas) is required upon move-in. After one year of occupancy, a settlement will be made, and any excess usage will incur additional charges. 4. Each tenant is required to pay an annual cleaning fee of HKD 900 and an internet fee of HKD 500. Cleaning services will be provided once a month. 5. Rent payment methods: - Annual payment requires a deposit of one months rent; - Semi-annual payment requires a deposit of two months rent (rental price remains the same); - Payment every four months requires a deposit of three months rent (plus 10% of the rent). - The first rent payment must be made seven days before the lease begins. - The second rent installment for semi-annual payers must be paid within the fourth month after the lease begins. - The second installment for four-month payers must be paid within the second month after the lease begins. - The third installment for four-month payers must be paid within the sixth month after the lease begins. Upon move-out, tenants must remove all personal belongings, including items in common areas, kitchen, and bathrooms; otherwise, a cleaning fee of HKD 1,000 will be charged. - Borrowing a spare key incurs a fee of HKD 50 per occasion; if the key is lost, a replacement fee of HKD 80 applies; the fee for reissuing a resident card is HKD 150. 6. Tenants who pay annually are entitled to a welcome gift; for more details, please consult the sales personnel or property management. 7. Annual-paying tenants are allowed to sublet once, provided they find a new tenant themselves and comply with subletting terms. The subletting fee is RMB 1,000.
