### Accommodation Conditions - Newly enrolled students or graduates within three years of graduation can apply for accommodation. Roommates must be of the same gender and are not restricted to the same school. ### No Conditions Refundable Deposit Policy - Contracts can be canceled unconditionally within three months from the date of signing, with a full refund of the deposit and no additional fees. ### Utilities Fees - Upon move-in, a payment of HKD 3,500 (cash) for the first month’s utilities (water, electricity, and gas) is required. This fee is not included in the rent. Any excess usage will be settled upon moving out, and any unused amount will not be refunded. ### Cleaning and Internet Fees - Each resident must pay an annual cleaning fee of HKD 2,000 (cash) and an internet fee of HKD 500 (cash). Cleaning will occur twice monthly, covering common areas, kitchen, and restrooms. ### Payment Methods - Annual payment with a one-month deposit. - "Split payment in two installments" with a two-month deposit (same rental price). ### Deposit - It is recommended to pay in Renminbi (RMB), as the RMB amount will be specified in the contract and refunded in full without currency exchange issues. - If you insist on using Hong Kong dollars (HKD), refunds upon moving out will also be in HKD. Please provide HKD account information. Our company does not support cross-border remittances for deposit refunds in RMB; please remind the students. ### Key Payment Dates for Rent - The first installment of rent must be paid seven days before the start of the lease. - The second installment for "split payment in two installments" must be paid within the third month after the lease period. ### Lease Duration Standard - All lease agreements are based on a one-year standard. Rent for the entire year must be paid for any personal reasons (including but not limited to: allocation to dormitory during this time, illness, withdrawal from school, transfer to another school, or sudden feelings that the area is unsui). In any case, if the contract is unilaterally terminated without rent payment, it will be considered a breach of contract and reported to the authorities and the school. ### Subletting Regulations - Tenants on an "annual payment" can sublet their room once, but must find a new tenant on their own and follow the subletting terms. ### No Clubhouse Facilities Provided ### Printing Requirements - Due to most landlords unwillingness to bear extra property taxes, individual printing needs for students are not provided. ### Viewing Requirements - If you wish to view the room, arrangements will be considered in August, provided that the current tenant has vacated and the room has been cleaned. - Please note: the room will not be reserved during this period; those who pay the deposit first will have priority. The pictures and videos are reference images of the same apartment type; the actual room will be as specified. Therefore, we consider the interests of each client and provide various payment plans with all partner apartments, including one-time payments, quarterly payments, and monthly payments. Please choose cautiously based on your personal circumstances. Be aware of the aforementioned situations, as any losses will be borne by you.
