### Housing Rental Information #### 1. Eligibility Requirements - Only newly enrolled students of this academic year or graduates within three years of graduation are accepted for accommodation applications. Roommates must be of the same gender but do not need to be students from the same university. #### 2. Unconditional Deposit Refund Policy - The contract can be canceled within three months prior to the start date of the lease, and the deposit will be refunded in full without any additional charges. #### 3. Utility Fees - At the time of moving in, a prepayment of 3,500 RMB (cash) for the first months utility fees is required, which is not included in the rent. Settlement will be conducted upon moving out; any excess usage must be paid separately, and any unused portion will not be refunded. #### 4. Cleaning and Internet Fees - The annual cleaning fee is 2,000 RMB per person (cash), and the internet fee is 500 RMB (cash). Cleaning services will be provided twice a month, including the public areas, kitchen, and bathrooms. #### 5. Payment Methods - Annual payment option with a one-month deposit (the deposit is equivalent to one months rent). - Two-installment payment option with a two-month deposit (the rent amount remains unchanged). #### 6. Deposit - It is recommended to pay the deposit in RMB. The contract will specify the amount in RMB, ensuring that the deposit amount matches the refund amount to avoid issues due to exchange rate fluctuations. - If you insist on using Hong Kong dollars, please provide a HKD account; the deposit can only be refunded in HKD upon moving out. Our company does not offer cross-border transfer services, so students are advised to take note. #### 7. Key Payment Dates for Rent - The first rent payment must be made seven days before the lease begins. - The second installment of rent (for those paying in two installments) is due within three months after the lease starts. #### 8. Lease Standards - All rental contracts are based on a one-year term. Early termination for personal reasons will still require payment of the full years rent (including but not limited to: securing accommodation, illness, ping out, transferring schools, or adaptation issues). Early termination under any circumstance will be considered a breach of contract and may be reported to the authorities and the school. #### 9. Subleasing Policy - Tenants who pay annually may sublease their room once according to the subleasing terms and must find a new tenant themselves. #### 10. No Clubhouse Facilities Provided #### 11. Printing Fee Statement - Most landlords are unwilling to bear the extra property taxes, so printing services (stamping) will not be provided for individual students. #### 12. Viewing Requirements - Viewings will be postponed until August, provided that the current tenant has vacated and the room has been cleaned. - Note: During this period, the room will not be held; priority will be given to the first person to pay the deposit. **Note**: Photos and videos are for reference only and represent similar unit types within the same complex. Actual occupancy will be based on the specific room.
