### Rental Information #### 1. Eligibility for Residency - Students newly enrolled for this academic year or graduates who have graduated within the past three years are eligible to apply for accommodation. Roommates must be of the same gender and are not required to be from the same university. #### 2. Unconditional Deposit Refund Policy - The lease can be canceled within three months prior to the start date, and the deposit will be refunded unconditionally, with no additional fees charged. #### 3. Utilities Fees - The first month’s utilities fee of HKD 3,500 (cash) must be paid in advance upon move-in. Utilities are not included in the rent, and the final settlement will be made based on actual usage at the time of lease termination. Any excess usage must be paid separately, while any unused portion will not be refunded. #### 4. Cleaning and Internet Fees - The cleaning fee is HKD 2,000 per person per year (cash), while the internet fee is HKD 500 per person per year (cash). Cleaning services are provided twice a month and include communal areas, kitchen, and bathrooms. #### 5. Payment Methods - Yearly payment with a one-month deposit. - “Split payment” option with a two-month deposit (rent price remains the same). #### 6. Deposit - It is recommended to pay the deposit in RMB; the contract will specify the amount in RMB, ensuring the same amount is refunded to avoid issues caused by exchange rate fluctuations. - If insisting on paying in HKD, the refund upon checkout will only be in HKD, and an HKD account must be provided. Our company does not facilitate cross-border transfers and will refund the deposit in RMB, so please remind students. #### 7. Key Payment Deadlines for Rent - The first rent payment must be made seven days before the lease begins. - The second rent payment for the "split payment" option must be made within three months after the lease starts. #### 8. Lease Agreement Standard - All rental contracts are standard one-year terms, and full annual rent must be paid for any personal reasons (including but not limited to: being assigned a dorm, illness, withdrawal from school, or transfer). Early termination without paying rent will be regarded as a breach of contract, and the relevant circumstances will be reported to the appropriate authorities. #### 9. Subletting - Yearly tenants are allowed to sublet their room once, provided they find a new tenant themselves and adhere to the subletting terms. #### 10. No Clubhouse Facilities Provided #### 11. Printing Record Requirements - Due to most landlords being unwilling to incur additional property taxes, individual students will not receive printed receipts (stamped). #### 12. Viewing Requirements - Viewings can only be considered in August, provided the current tenant has vacated and cleared the room. - Please note: rooms will not be held during this period; priority will be given to those who pay the deposit first. Images and videos provided are for reference purposes only from similar layouts in the same complex; the final room assignment will be based on actual conditions.
