### Move-in Conditions - Students who are newly enrolled this year or graduates within three years of graduation are eligible to apply for accommodation. Roommates must be of the same gender, and they do not need to come from the same university. ### Unconditional Deposit Refund Policy - Contracts can be canceled within three months prior to the start of the rental period, and the deposit will be refunded unconditionally without any additional charges. ### Utilities Charges - Upon move-in, the first months utility fees (water, electricity, and gas) must be prepaid in cash, amounting to HKD 3,500. Please note that this fee is not included in the rent and will be settled based on actual usage upon move-out. Any excess will need to be paid, and unused portions will not be refunded. ### Cleaning and Internet Fees - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services are provided twice a month, covering common areas, kitchens, and restrooms. ### Payment Methods - Rent may be paid annually with one month’s deposit, or the “Split Payment” option can be chosen, which involves paying a two-month deposit (with the same rental amount). ### Deposit - It is recommended to pay the deposit in RMB. The contract will specify the RMB amount, which will be refunded in the same amount, thus avoiding any exchange rate issues. If you insist on using HKD, the refund upon move-out will only be in HKD, and you must provide an HKD bank account. This company does not support converting deposits from HKD to RMB across borders, so students should be particularly aware. ### Key Dates for Rent Payment - The first rent installment must be paid seven days before the rental period begins. - The second installment for the “Split Payment” option must be paid within the third month after the start of the rental period. ### Lease Standards - All rental contracts are for a duration of one year, and full payment for the year is required for personal reasons (including but not limited to: allocation to dorms during the period, illness, withdrawal from studies, transfer to another school, or dissatisfaction with the living area). In any case, terminating the contract early without paying rent will be considered a breach of contract, and legal action will be taken, with the school being notified. ### Subleasing - Tenants on an “annual payment” contract may sublet their room once, but they must find a new tenant according to the sublease terms themselves. ### No Clubhouse Facilities Provided ### Printing Fees Notice - Due to most landlords being unwilling to pay additional property taxes, printing services will not be provided for individual students. ### Viewing Requirements - Room viewings can be arranged starting in August, after the current tenant has vacated and the room has been cleaned.
