Accommodation Conditions - New students enrolled this year or graduates within three years of graduation may apply for accommodation, and roommates must be of the same gender, potentially from different universities. Unconditional Deposit Refund Policy - Contracts can be cancelled within three months prior to the lease start date, and the deposit will be fully refunded unconditionally, without any additional charges. Utilities Costs - A prepayment of HKD 3,500 for the first month's utilities (cash) is required upon move-in; this cost is not included in the rent. Upon moving out, a settlement will be conducted, where any excess cost must be paid, and unused amounts will not be refunded. Cleaning and Internet Fees - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services are provided twice a month, including common areas, kitchens, and bathrooms. Payment Methods - Annual payment with a security deposit of one month’s rent. - Payment in two installments with a security deposit of two months’ rent (with the same rent amount). Deposit - It is recommended to pay the deposit in RMB, as the amount in the contract will be stated in RMB, with full refunds in the same currency to avoid issues related to exchange rate fluctuations. - If you choose to use HKD to pay the deposit, refunds will also be in HKD upon moving out; please provide an HKD account. Our company does not facilitate cross-border transfers of deposits into RMB; students should be aware of this. Rent Payment Timeline - The first rent installment must be paid seven days before the lease starts. - The second installment for those paying in two installments must be paid within the third month after the lease begins. Lease Standards - All lease contracts are based on an annual term, and full annual rent must be paid for any personal reasons (including but not limited to: staying in the dormitory during the period, illness, withdrawal, transferring schools, etc.). Any early termination under any circumstances will be considered a breach of contract, and legal action will be taken, with the school notified accordingly. Subletting - Tenants who pay annually may sublet once, but they must find a new tenant themselves according to subletting terms. No Clubhouse Facilities Provided Printing Fee Explanation - Due to most landlords being unwilling to pay additional property taxes, we do not provide printing services for individual student needs. Viewing Requirements - Viewings will be postponed until August, provided that the current tenant has vacated and the room has been cleaned. - Important Note: Rooms will not be held during this period; the first person to pay the deposit will have priority. Images and videos are reference images of similar unit types in the same complex; the actual room for occupancy will be as per the real unit. Risk Alert In recent years, the Hong Kong rental market has observed instances where tenants experienced loss of benefits due to making a one-time payment for an entire year’s rent. Therefore, while considering the interests of each client, all partner apartments support multiple payment methods, including one-time payments, quarterly, and monthly payments. Please choose carefully based on your circumstances. Be aware that if losses occur due to the aforementioned situations, you will bear the consequences independently.
