### 1. Eligibility for Residence - Only students who have newly enrolled this year or graduates within three years of graduation are eligible to apply for accommodation. Roommates must be of the same gender and are not required to be from the same university. ### 2. Unconditional Deposit Refund Policy - The contract can be canceled within three months prior to the start date, and the deposit will be refunded unconditionally without any additional fees. ### 3. Utilities Payment - When moving in, the first months utilities (water, electricity, and gas) must be prepaid in cash, amounting to HKD 3,500. These fees are not included in the rent and will not be adjusted. Any excess usage will be settled upon vacating the room, and any remaining balance will not be refunded. ### 4. Cleaning Fee and Internet Fee - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services are provided twice a month, covering common areas, kitchens, and bathrooms. ### 5. Payment Methods - Rent is paid annually with a deposit equaling one months rent. - A "two-installment payment" option is available, with a deposit of two months (with the same rent price). ### 6. Deposit Payment - It is recommended to pay the deposit in RMB. The contract will indicate the amount in RMB, and refunds will be based on the actual payment amount to avoid exchange rate issues. - If payment is made in HKD, only HKD will be refunded upon checkout, and a HKD account must be provided. We do not provide cross-border transfer services, so please consider this when receiving the deposit refund. ### 7. Key Rent Payment Dates - The first installment of rent must be paid seven days before the lease begins. - The second installment of the "two-installment payment" option must be paid within the third month after the lease starts. ### 8. Lease Standard Duration - All rental agreements are based on a one-year term. Rent must be paid in full for the entire year for personal reasons, including but not limited to being assigned to another dormitory, illness, withdrawal from school, transferring schools, or feeling unsui for the area. Early termination of the contract under any circumstances will be considered a breach of contract and may involve legal action and notifying the school. ### 9. Subletting - Tenants who pay annually may sublet their room once, needing to find a new tenant themselves according to the subletting terms. ### 10. No Clubhouse Facilities Provided ### 11. Printing Document Requirements - Most landlords are unwilling to pay additional property taxes; therefore, we will not provide printing services for individual students. ### 12. Viewing Requirements - For property viewings, arrangements can only be made in August after the current tenant has vacated and the room has been cleaned. - Please note: Rooms will not be held during this period; priority will be given to those who pay the deposit first. **Note:** Images and videos are for reference of similar unit types within the same complex; the actual room will be the final determinant.
