### Conditions for Residency - Students newly admitted this year or graduates within three years of graduation can apply for accommodation. Roommates must be of the same gender and do not have to be from the same university. ### Unconditional Deposit Refund Policy - Contracts can be canceled within three months prior to the rental start date, and the deposit will be fully refunded unconditionally without any additional fees. ### Utility Charges - A prepayment of HKD 3,500 (cash) for the first month’s utility charges is required upon check-in. This fee does not include water, electricity, or gas; heating costs will be settled upon move-out. Any excess usage must be paid, and any remaining balance will not be refunded. ### Cleaning and Internet Fees - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services will be provided twice a month, covering common areas, the kitchen, and bathrooms. ### Payment Methods - Annual payment with a one-month deposit. - "Two installments" payment method with a two-month deposit (rent price remains the same). ### Deposit - It is recommended to pay the deposit in RMB, and the amount in RMB will be specified in the contract, ensuring that the amount paid is the same amount refunded to avoid exchange rate issues. If paying in HKD is insisted upon, the deposit will only be refunded in HKD upon move-out, and a HKD account must be provided. Our company does not offer cross-border RMB remittance for deposit refunds; please inform the students. ### Key Rental Payment Dates - The first rent payment must be made seven days before the rental start date. - The second installment of the rent for those using the "two installments" option must be paid within three months after the rental begins. ### Rental Agreement Standards - All rental contracts are based on a one-year term. For any personal reasons (including but not limited to being assigned a dorm, illness, withdrawal, transfer, or feeling the location is unsuitable), the full year's rent must be paid. Any act of breaching the contract by failing to pay rent during the term will be regarded as a violation of the contract and may be reported to the authorities and the university. ### Subleasing - Tenants choosing the "annual payment" option are allowed to sublease the room once, provided they find a new tenant themselves and adhere to subleasing terms. ### No Clubhouse Facilities Provided ### Printing Fees - Due to most landlords' unwillingness to pay additional property taxes, individual students will not have printing fees covered (stamp duty). ### Viewing Requirements - Property viewing requests will be considered in August, provided that the current tenant vacates in advance and the room is cleaned. Please note that the room will not be reserved during this period, and a deposit must be paid in advance to confirm the booking. Images and videos are reference images of the same layout in the community; the actual room occupied may differ. Therefore, taking into account the interests of each client, all partnered apartments support multiple payment methods, including lump-sum payment, quarterly payment, and monthly payment. Please choose carefully based on your actual situation. Be aware of the above circumstances; any resulting losses will be borne by the individual.
