### Accommodation Information #### 1. Eligibility for Accommodation - Students applying for accommodation must be newly enrolled in this academic year or graduates within three years. Roommates must be of the same gender, but they do not have to be from the same university. #### 2. Unconditional Deposit Refund Policy - If the contract is canceled within three months before the lease takes effect, the deposit will be fully refunded unconditionally, without any additional fees. #### 3. Utilities Fees - Upon moving in, a prepayment of HKD 3,500 (cash) for the first month’s utilities (water, electricity, gas) is required. This fee is not included in the rent. At the time of move-out, a settlement will be conducted; any excessive usage will need to be paid, and any unused amount will not be refunded. #### 4. Cleaning Fee and Internet Fee - Each tenant is required to pay an annual cleaning fee of HKD 2,000 (cash) and an annual internet fee of HKD 500 (cash). Cleaning services are conducted twice a month and cover public areas, kitchens, and bathrooms. #### 5. Payment Methods - One-time payment for the entire year with a one-month deposit. - "Two installments" payment plan with a two-month deposit (same rental amount). #### 6. Deposit - It is recommended to pay the deposit in RMB. The amount in RMB will be specified in the contract and will be fully refunded at the same amount without regard to any exchange rate fluctuations. - If paying in HKD is insisted upon, only HKD will be refunded upon moving out. A HKD account must be provided; cross-border transfers for deposit refunds in RMB will not be offered, and students need to be informed in advance. #### 7. Rent Payment Timeline - The first months rent must be paid seven days before the lease begins. - The second installment of the rent in the "two installments" plan must be paid within the third month after the lease commences. #### 8. Lease Terms - All rental contracts are standardized for one year. Rent must be paid in full for any personal reasons (including but not limited to: moving the dormitory during the period, illness, withdrawal, transfer to another school, feeling unsui for the area, etc.). Any mid-term lease termination without rent payment will be considered a breach of contract and will lead to police notification and school advisement. #### 9. Subletting - Tenants on the “annual payment” plan may sublet their room once, and they must find a new tenant themselves and adhere to subletting terms. #### 10. No Clubhouse Facilities Provided #### 11. Printing Services - Due to most landlords being unwilling to incur additional property taxes, printing services are not provided for individual tenants. #### 12. Viewing Requirements - Room viewings can only take place in August, provided the current tenant has vacated and the room has been cleaned. - Note: Rooms will not be reserved during this period. Priority will be given to those who pay the deposit first. Images and videos are reference pictures of similar units within the same complex; the actual room assigned will depend on availability.
