Property Information 1. Move-in Requirements - Students who are newly enrolled this year or graduates within three years may apply for accommodation. Roommates must be of the same gender but do not need to come from the same university. 2. Unconditional Deposit Refund Policy - Deposits will be fully refunded without conditions if the cancellation occurs three months prior to the start of the lease, and no additional fees will be charged. 3. Utilities Costs - At check-in, a prepayment of HKD 3,500 for the first month’s utilities (cash) is required. This fee is not included in the rent and will be settled upon check-out; any excess usage must be paid additionally, and no refunds will be issued for any surplus. 4. Cleaning Fee and Internet Fee - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services are provided twice a month, including common areas, kitchen, and bathrooms. 5. Payment Method - Annual payment with one month deposit. - Payment in two installments: two months' deposit (the rental price remains unchanged). 6. Deposit - It is recommended to pay in Renminbi. The contract will specify the amount in Renminbi, and the actual amount paid will be refunded at the same rate to avoid currency exchange issues. - If choosing to pay in Hong Kong dollars, refunds at check-out will only be in Hong Kong dollars. Please submit a Hong Kong dollar account as cross-border refunds in Renminbi are not permitted; students should take note. 7. Rental Payment Schedule - The first rent payment must be made seven days before the lease begins. - The second installment of rent in the "two installments" payment option must be paid within the third month following the lease commencement. 8. Lease Standards - All rental contracts are based on a one-year standard. If a tenant terminates the lease early for any personal reason, the full annual rent must be paid (regardless of the reason, including allocation to dormitories, illness, withdrawal, transfer, etc.). Failure to pay rent under any circumstances will be considered a breach of contract, and all violations will be managed in accordance with the law and reported to the school. 9. Subletting - Tenants on an "annual payment" plan may sublet once, provided they recruit a new tenant themselves and comply with relevant terms. 10. No Clubhouse Facilities Provided 11. Printing Charges - Due to many landlords' reluctance to pay extra property taxes, printing services (stamps) will not be provided for individual students. 12. Viewing Requirements - Viewings will only be considered after August, provided the current tenant has vacated and the room has been cleaned. - Note: During this period, the property will not be held; priority will be given to those who pay the deposit first.
