1. Students who are newly enrolled this year or who have graduated within the past five years are eligible to apply for accommodation, and roommates will be of the same gender, though they may not necessarily be from the same graduating class. 2. New policy: The deposit is fully refundable without conditions. Tenants can apply for a refund of the deposit within three months before the lease begins. 3. A prepayment of HKD 3,500 for utilities (water, electricity, gas) is required upon move-in. An annual settlement will occur after one year, and any additional usage will need to be paid accordingly. 4. Each person must pay an annual cleaning fee of HKD 900 and an internet fee of HKD 500, with cleaning services provided once a month. 5. Rent payment options: - Annual payment with one month’s rent as a deposit; - Semi-annual payment with two months’ rent as a deposit (rent price remains the same); - Quarterly payment with three months’ rent as a deposit (rent increases by 10%). - The first rent payment must be made seven days prior to the commencement of the lease. - The second semi-annual rent payment must be made within four months after the lease begins. - The second quarterly rent payment must be made within two months after the lease begins. - The third quarterly rent payment must be made within six months after the lease begins. - Upon move-out, all personal belongings must be cleared from the room, including common areas, kitchen, and restroom. A relocation fee of HKD 1,000 will be charged for any unremoved items. - A fee of HKD 50 will be charged for borrowing a spare key, while a lost key replacement fee of HKD 80 applies. A replacement fee of HKD 150 is required for a lost resident card. 6. Annual tenants will receive a welcome gift. For more details, please consult sales or apartment management. 7. Annual renters may sublet once, but they must find a new tenant themselves according to the subletting terms. The subletting fee is RMB 1,000. Images and videos are reference images of similar apartment types in the same complex; the actual room occupied will be the final determiner.
