Housing Information 1. Move-in Requirements - Students newly enrolled this year or graduates within three years can apply for residency. Roommates must be of the same gender and do not need to be from the same university. 2. Unconditional Deposit Refund Policy - If the contract is canceled within three months prior to the start date, the deposit will be refunded unconditionally with no additional fees. 3. Utilities Payment - At the time of move-in, a prepayment of HKD 3,500 for utilities (cash) is required for the first month. This fee is not included in the rent and will be settled upon vacating. Any excess usage must be paid for, and any remaining balance will not be refunded. 4. Cleaning Fee and Internet Fee - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services will be provided twice a month, including common areas, kitchen, and bathrooms. 5. Payment Methods - One year’s rent with a one-month deposit. - Payment can be divided into two installments with a two-month deposit (the rent price remains unchanged). 6. Deposit - It is recommended to use Renminbi (RMB); the deposit amount will be specified in the contract, and refunds will be made in the same amount to avoid exchange rate issues. - If you insist on using Hong Kong Dollars (HKD), refunds at the time of departure will only be made in HKD, so please provide a Hong Kong bank account. Please note that our company cannot perform currency exchanges, and any RMB deposit will be refunded in HKD at the time of refund; please remind the students of this. 7. Key Rental Payment Dates - The first payment is due seven days before the start of the lease. - The second installment for those paying in two installments is due within the third month after the start of the lease. 8. Lease Duration - All rental contracts are for one year, and early termination for personal reasons is not allowed (including but not limited to: being assigned to university housing, illness, dropping out, transferring schools, or feeling uncomfortable in the living area). Any early termination will be considered a breach of contract, and authorities will be notified upon discovery. 9. Subletting - Tenants who pay annually may sublet their room once and must find a new tenant in accordance with the subletting terms. 10. No Clubhouse Facilities Provided. 11. Printing Fees Requirement - As most landlords are unwilling to pay additional property taxes, individual students will not have printing costs covered. 12. Request to View Rooms - Room viewings will be considered in August, provided that the current tenant has vacated and the room has been cleaned. - Note: Rooms will not be held during this period. The first person to pay the deposit will have priority. Risk Warning In recent years, there have been cases in the Hong Kong rental market where tenants suffered losses due to paying the full annual rent upfront. Therefore, we have considered the interests of each client and have negotiated various payment options, including lump-sum, quarterly, and monthly payments with all partnered apartments.
