### Leasing Information #### 1. Eligibility for Residency - Newly enrolled students for this year or graduates who have graduated within the last three years may apply for accommodation. Roommates must be of the same gender and do not have to be from the same university. #### 2. Unconditional Deposit Refund Policy - The rental contract can be canceled within three months before the start of the rental period, and the deposit will be fully refunded unconditionally without any additional fees. #### 3. Utilities Charges - At the time of move-in, a prepayment of HKD 3,500 (cash) for the first month’s utilities (water, electricity, and gas) is required. This fee is not included in the rent and is non-transferable. Settlements will be conducted upon move-out, with any excess usage payable as additional costs; unutilized amounts will not be refunded. #### 4. Cleaning and Internet Fees - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services are conducted twice a month and cover public areas, kitchens, and bathrooms. #### 5. Payment Methods - One-time annual payment (one month deposit) - Split payment in two installments (two months deposit, with the same rental amount) #### 6. Deposit - It is recommended to pay in Renminbi, with the amount in Renminbi specified in the contract—what you pay is what you get refunded, eliminating currency fluctuation issues. - If paying in Hong Kong dollars is insisted upon, the refund upon departure will only be in HKD, and you must provide a Hong Kong dollar account. Our company does not support cross-border transfers for deposit refunds in Renminbi; students are advised to note this. #### 7. Key Payment Deadlines - The first rent payment must be made seven days prior to the start of the rental period. - The second installment of rent, for those opting for split payments, must be paid within the third month after the rental period begins. #### 8. Lease Regulations - All leasing contracts are based on a one-year standard. Students unable to continue residing for personal reasons must pay the full years rent (including but not limited to: obtaining dormitory accommodation during the term, illness, withdrawal, transferring schools, or suddenly feeling that the area is unsui for living). If the contract is terminated early, it will be considered a breach, and our company will report it to the authorities and notify the university for further action. #### 9. Subletting - Tenants who choose the "annual payment" option are allowed to sublet once and must find a new tenant themselves according to the subletting terms. #### 10. No Clubhouse Facilities Provided #### 11. Printing Fees Policy - Due to most landlords reluctance to bear additional property taxes, printing services are not offered to individual students. #### 12. Viewing Requirements - For viewing accommodations, please wait until August, contingent on current tenants having moved out and completed the room cleaning. - Please note: Housing availability will not be held during this time; deposits are awarded on a first-come, first-served basis. Images and videos serve as reference materials for similar unit types within the same complex, and the actual room assigned will apply.
