### Building Information Edit #### 1. Eligibility for Accommodation - Students newly enrolled this year or graduates within three years of graduation may apply for accommodation. Roommates must be of the same gender and do not need to be students of the same university. #### 2. Unconditional Deposit Refund Policy - Contracts can be canceled within three months prior to the start date, and the deposit will be refunded unconditionally without any additional fees. #### 3. Utility Fees - At check-in, a prepayment of HKD 3,500 (cash) for utilities is required for the first month. This fee is not included in the rent. Upon check-out, a settlement will be made; any excess usage must be paid, while any unused portion will not be refunded. #### 4. Cleaning and Internet Fees - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services include communal areas, kitchens, and restrooms, conducted twice a month. #### 5. Payment Methods - Annual payment with one month deposit. - Two installments, with two months deposit (the rent price remains the same). #### 6. Security Deposit - It is recommended to use Renminbi (RMB); the amount will be stated in the contract, and the refund amount will be the same as the payment to avoid exchange rate issues. If you insist on using Hong Kong dollars, refunds at check-out will be in Hong Kong dollars only, so please provide a Hong Kong bank account. Our company does not support cross-border transfers for refunding deposits in RMB, please inform students in advance. #### 7. Key Payment Dates for Rent - The first phase of rent must be paid seven days before the start date. - The second installment for those paying in two installments must be paid within the third month after the start date. #### 8. Lease Term - All rental contracts are based on a one-year term. For personal reasons, the entire years rent must be paid (for example: occupancy during that period, illness, withdrawal, transfer, etc.). Any breach of contract due to early termination will be treated as a violation, and authorities will be notified. #### 9. Subletting - Annual tenants may sublet their room once, following the corresponding subletting terms, and must find a new tenant independently. #### 10. No Clubhouse Facilities Provided #### 11. Printing Requests - Due to most landlords reluctance to pay additional property taxes, printing services cannot be provided to individual students. #### 12. Room Viewing Requirements - Room viewings can only be conducted in August, provided that the current tenant has vacated the room and it has been cleaned. Rooms will not be held during this time; priority will be given to those who pay the deposit first. Please note that all images and videos are reference photos of similar units in the same property and the actual room occupied will prevail.
