**Eligibility for Accommodation** - Any new students enrolling this year or graduates within three years of graduation may apply for accommodation. Roommate preference is for the same gender, and they do not need to be students from the same university. **Unconditional Deposit Refund Policy** - You may cancel the contract within three months before it takes effect, and the deposit will be refunded unconditionally without any additional charges. **Utilities Costs** - At the time of check-in, a prepayment of HKD 3,500 for utilities (cash) is required; this fee is not included in the rent. When you check out, the final amount will be settled based on actual usage. If there are excess charges, you will need to pay the difference, and any remaining funds will not be refunded. **Cleaning and Internet Fees** - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services are provided twice a month, covering common areas, kitchens, and restrooms. **Payment Methods** - Rent can be paid once a year along with a month’s deposit. - natively, a "two-installment payment" option is available, which requires a deposit of two months (with the same rent price). **Deposit** - It is recommended to pay the deposit in RMB, and the amount will be specified in the contract. The refund will be made in the original amount to avoid exchange rate issues. - If you insist on using HKD, the refund upon checking out will only be in HKD, so please provide an HKD account number. Our company cannot process cross-border transfers for deposit refunds, so please remind students accordingly. **Key Dates for Rent Payment** - The first rent payment must be made seven days before the lease begins. - The second installment of rent for the “two-installment payment” option must be paid within three months after the lease begins. **Lease Terms** - All rental contracts are standard for one year. Full-year rent must be paid for any personal reasons (including but not limited to: obtaining accommodation, illness, withdrawal from studies, transfer to another school, dissatisfaction with the location, etc.). Defaulting on rent mid-term will be considered a breach of contract, with legal consequences. **Subletting** - Tenants using the “annual payment” method may sublet their rooms once, provided they find a new tenant according to the subletting terms. **No Club Facilities Provided** **Printing Services** - Due to most landlords’ unwillingness to bear additional property taxes, printing services (stamps) will not be provided to individual students. **Requesting Viewings** - Viewings will be considered after August, provided that the current tenant has vacated and the room is cleaned. - Note: Rooms will not be held during this period; priority will be given to those who pay the deposit first. **Risk Warning** In recent years, there have been incidents in the Hong Kong rental market tenants interests were harmed due to making a one-time payment for the entire year’s rent.
