### Building Description Information #### 1. Eligibility for Accommodation - New students enrolling this year or graduates who have finished their studies within the past three years may apply for accommodation. Roommates must be of the same gender and do not necessarily need to be students from the same university. #### 2. Unconditional Deposit Refund Policy - If the contract is canceled within three months prior to the start date of the lease, the deposit will be refunded unconditionally without any additional charges. #### 3. Utility Fees - Upon checking in, a prepayment of HKD 3,500 in cash for the first month’s utility costs is required. This fee does not cover actual usage, and settlement will occur upon checkout. If the usage exceeds the prepaid amount, the tenant must pay the difference based on actual consumption; any remaining prepaid amount will not be refunded. #### 4. Cleaning and Internet Fees - Each tenant is required to pay an annual cleaning fee of HKD 2,000 in cash and an internet fee of HKD 500 in cash. The cleaning service includes bi-monthly cleaning of public areas, kitchens, and restrooms. #### 5. Payment Methods - Rent payment is structured as an annual payment with a one-month deposit. - If choosing the "two installments" option, the deposit will be double the rent (with the same rental price). #### 6. Deposit - It is recommended to pay the deposit in RMB. The amount in RMB will be listed in the contract, with the same amount refunded regardless of changes to the exchange rate. - If the tenant insists on using HKD, the refund upon checkout will only be in HKD, and a HKD bank account information must be provided. We do not offer cross-border RMB transfer services; tenants should be aware of this. #### 7. Key Rent Payment Dates - The first installment of rent must be paid seven days before the lease begins. - The second installment for those who the "two installments" option must be paid within the third month following the start of the lease. #### 8. Lease Term - The standard lease term for all contracts is one year. Any early termination due to personal reasons (e.g., being assigned to another dormitory, illness, ping out, transferring, or discomfort with the area) still requires the tenant to pay a full years rent. In any case of default by not paying rent and terminating the lease early, it will be treated as a breach of contract, and the case will be handled by the school, which may involve legal action. #### 9. Subletting - Tenants who pay annually may sublet their room once, but they must find a new tenant themselves and adhere to subletting terms. #### 10. No Clubhouse Facilities Provided #### 11. Printing Charges - Due to most landlords’ reluctance to pay additional property taxes, printing services (stamping) for individual students are not provided. #### 12. Viewing Requirements - Viewings will be postponed until August, provided current tenants have vacated and the rooms have been cleaned. - Please note: Rooms will not be held; those who pay the deposit first will have priority for the room. ### Helpful Reminder Images and videos are for reference only and represent the same type of units in the complex; the actual room conditions will vary.
