**Accommodation Information** 1. **Eligibility for Check-in** - Newly enrolled students this year or graduates within three years of graduation may apply for accommodation. Roommates must be of the same gender, and they are not required to be students from the same university. 2. **Unconditional Deposit Refund Policy** - Cancellations may be made unconditionally within three months prior to the start date of the contract, and the deposit will be fully refunded without any additional fees. 3. **Utilities Costs** - A prepayment of HKD 3,500 for utilities (cash) is required upon check-in. This fee is not included in the rent. Upon moving out, the actual usage will be settled; any excess must be paid, and no refunds will be given for any surplus. 4. **Cleaning and Internet Fees** - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services are provided twice a month and cover common areas, kitchens, and bathrooms. 5. **Payment Methods** - Annual payment with one month deposit - Two-installment payment with two months deposit (rent price remains the same) 6. **Deposit** - It is recommended to pay the deposit in RMB. The RMB amount will be stated in the contract and will be refunded at the original payment amount, avoiding any exchange rate issues. - If RMB payment is refused, only HKD will be refunded upon move-out. Please submit your HKD account information; our company will not be responsible for converting the deposit to RMB across borders. Kindly remind students. 7. **Rent Payment Timeline** - The first installment of rent must be paid seven days before the start of the lease. - The second installment of rent for the two-installment payment plan is due within the third month after the start of the lease. 8. **Lease Standard** - All rental contracts are based on a one-year standard, and full years rent must be paid for personal reasons (e.g., room allocation, illness, withdrawal, transfer, or unexpected adaptation issues). Any termination of the contract under any circumstances will be regarded as a violation of the contract and will be reported to the relevant authorities. 9. **Subletting Requirements** - Tenants paying annually may sublet their room once, provided they find a new tenant themselves and comply with subletting terms. 10. **Clubhouse Facilities** - Clubhouse facilities are not provided. 11. **Proof of Residency Requirements** - Most landlords are unwilling to pay additional property taxes, so they will not print relevant proof for individual students. 12. **Viewing Requirements** - Viewings will be arranged in August and can only occur after the current tenant vacates and the room is cleaned. - Note: Rooms will not be reserved during this period; the first person to pay the deposit gets priority. Images and videos are for reference of similar unit types in the same community; the actual room assigned will be final.
