### Check-in Requirements - Applicants for accommodation must be newly enrolled students for the current academic year or graduates who have completed their studies within the last three years. Roommates must be of the same gender and do not necessarily need to be students from the same university. ### Unconditional Deposit Refund Policy - Contracts can be canceled within three months prior to the start date, and the deposit will be refunded in full without any conditions or additional fees. ### Utilities - A first-month utility fee of HKD 3,500 (in cash) must be paid upon check-in. Please note that this utility fee is not included in the rent, and will be settled upon departure. Any excess usage must be paid additionally, while any remaining balance will not be refunded. ### Cleaning and Internet Fees - The cleaning fee is HKD 2,000 per person per year (in cash), and the internet fee is HKD 500 per person per year (in cash). The cleaning service includes two cleanings per month for common areas, kitchen, and restrooms. ### Payment Methods - Annual payment with one month deposit. - "Two installments" option with two months deposit (the rent price remains the same). ### Deposit - It is advisable to pay the deposit in RMB. The contract will specify the amount in RMB, and it will be refunded in full at the exchange amount to avoid exchange rate issues. - If insisting on using HKD, refunds upon check-out will only be made in HKD. Please provide an HKD account, as our company does not support converting the deposit to RMB across borders—students are advised to take note. ### Rent Payment Schedule - The first rent payment must be made seven days prior to the start date. - The second installment in the "Two installments" payment plan must be made within the third month after the start date. ### Lease Terms - All leasing contracts are standard for one year. If the lease is terminated early for personal reasons (such as receiving accommodation, illness, ping out, transferring schools, or unsui living situations), the entire year’s rent must still be paid. Any violation of the contract will be treated as a breach of contract, which may result in police involvement and notification to the university. ### Subletting - Tenants under the "annual payment" option may sublet once but must find a new tenant according to subletting terms on their own. ### No Clubhouse Facilities Provided ### Printing Fee Requirements - Due to most landlords unwillingness to bear additional property taxes, individual printing fee requests will not be accommodated. ### Viewing of Properties - Applications to view properties will be considered starting in August, provided that the current tenant has vacated and completed cleaning of the room. - Please note that housing will not be held during this period; priority goes to those who pay the deposit first. ### Remarks - Images and videos are for reference only, representing the layout of similar units in the complex; the actual room will be determined by the situation at that time.
