Building Move-In Information 1. Move-In Eligibility - Students newly admitted this year or graduates within the past three years may apply for accommodation. Roommate requests are for the same gender and do not necessarily have to come from the same university. 2. No-Conditions Deposit Refund Policy - Contracts can be canceled within three months before the lease starts, and the deposit will be refunded unconditionally, with no additional fees charged. 3. Utility Costs - Upon move-in, a prepayment of HKD 3,500 in cash for utilities (water, electricity, gas) is required within the first month. This fee is not included in the rent. Settlement will be based on actual usage when vacating; any excess usage must be paid, and unused amounts will not be refunded. 4. Cleaning and Internet Fees - An annual cleaning fee of HKD 2,000 (cash) and an internet fee of HKD 500 (cash) are required per person. Cleaning services include twice a month for communal areas, kitchen, and bathrooms. 5. Payment Methods - Rent is paid annually with a one-month deposit. - “Installment option” is available for two installments with a two-month deposit (the rental price remains the same). 6. Deposit - It is recommended to pay the deposit in RMB, with the amount noted in the contract. The actual refund will be in RMB to avoid disputes due to exchange rate issues. - If insisting on paying in HKD, the refund upon vacating will only be in HKD; please provide an HKD account. Our company does not offer cross-border transfers for deposit refunds in RMB, so students should be advised to take note. 7. Key Payment Timelines - The first rent payment must be made seven days before the lease begins. - The second rent payment under the “Installment option” must be made within the third month after the lease starts. 8. Lease Duration - All rental contracts are based on a one-year standard. Rent for the entire year must be paid for any personal reasons (including but not limited to: timing of dorm allocation, illness, withdrawal from studies, school transfer, sudden feelings of unsuitability for the area, etc.). Any mid-term contract termination without payment will be considered a breach of contract, and we reserve the right to report to the authorities and notify the school. 9. Subletting - “Annual payment” tenants may sublet the room once, provided they find a new tenant themselves and comply with the subletting terms. 10. No Clubhouse Facilities Provided - This building does not provide clubhouse facilities. 11. Printing Fees - Due to most landlords being unwilling to pay additional property taxes, no separate printing fee services (stamp duty) for students are provided. 12. Viewing Requirements - Viewings will be considered starting in August, provided the current tenant has vacated and the room is clean. - Note: Rooms will not be held during this period; priority will be given to those who pay the deposit first.
