### Building Rental Information 1. Eligibility for Move-in - New students enrolling this academic year or graduates who have completed their studies within the last three years can apply for accommodation. Roommates must be of the same gender and do not need to be students from the same university. 2. No-Condition Deposit Refund Policy - The rental contract can be canceled within three months prior to the start of the lease, and the deposit will be refunded unconditionally without any additional charges. 3. Utilities Payment - Upon move-in, a prepayment of HKD 3,500 (cash) for water, electricity, and gas fees is required within the first month. This fee is not included in the rent, and during the rental period, the payment will be settled based on actual usage. Any excess usage must be paid, and the remaining balance will not be refunded. 4. Cleaning and Internet Fees - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services are conducted twice a month, including public areas, kitchen, and restrooms. 5. Payment Methods - Rent is paid annually with a one-month deposit. - If "two installment payments" are chosen, a two-month deposit is required (rental price remains unchanged). 6. Deposit - It is recommended to pay in RMB, with the contract specifying the amount in RMB; whatever amount is paid will be refunded, avoiding losses due to exchange rate fluctuations. - If insisting on using HKD, refunds upon checkout will also be in HKD, so please provide an HKD account. The company does not handle cross-border transfers for deposit refunds in RMB; students should be aware of this. 7. Key Rental Payment Dates - The first rent payment must be made seven days before the lease starts. - The second rent payment for "two installment payments" must be made within three months after the lease begins. 8. Lease Terms - All rental contracts are based on a one-year lease. Tenants must pay the full year's rent for any personal reasons (including but not limited to being assigned a dorm, illness, dropping out, transferring schools, or regional discomfort). Failure to pay rent on time will be treated as a breach of contract, and the situation will be reported to the authorities and the school. 9. Subletting Policy - Tenants who choose the "annual payment" option may sublet their room once, provided they find a new tenant themselves and comply with the relevant subletting terms. 10. No Clubhouse Facilities Provided 11. Printing Fees - Due to the reluctance of most landlords to incur additional property taxes, printing services are not provided for individual students. 12. Viewing Requirements - If a viewing is needed, it will be considered in August, provided the current tenant has moved out and the room has been cleaned. - Note: Rooms will not be reserved during this period; the first to pay the deposit secures the room. Important Notes Images and videos serve as reference for similar unit types in the same complex; final occupancy is subject to the actual room.
