**Conditions of Stay** - Students newly enrolled this academic year or graduates within three years of graduation can apply for accommodation. Roommates must be of the same gender but do not necessarily need to come from the same university. **Refundable Deposit Policy** - Contracts may be canceled within three months prior to the lease start date, and the deposit will be refunded unconditionally without any additional fees. **Utility Fees** - At the time of move-in, the first months utility fees (water, electricity, and gas) must be prepaid at HKD 3,500 (cash). This fee is not included in the rent, cannot be substituted, and will be settled at the time of lease termination. Any excess usage must be paid, and unused portions will not be refunded. **Cleaning and Internet Fees** - Each person must pay an annual cleaning fee of HKD 2,000 (cash) and an internet fee of HKD 500 (cash). Cleaning services will occur twice a month and cover common areas, kitchens, and restrooms. **Payment Methods** - You may choose to pay annually with one month’s deposit or “pay in two installments” with two months’ deposit (rental prices remain the same). **Deposit** - It is recommended to pay in RMB, and the RMB amount will be specified in the contract. The amount actually paid and refunded will be noted to avoid exchange rate issues. - If you insist on using HKD, refunds upon lease termination will also be made in HKD. Please provide HKD account information; we cannot facilitate cross-border transfers in RMB. Please take note. **Key Payment Dates for Rent** - The first rent payment must be made seven days prior to the lease start date. - The second installment of rent for those opting to “pay in two installments” must be paid within three months after the lease starts. **Lease Standards** - All rental agreements are based on a one-year term. For any personal reasons, the full years rent must be paid (including but not limited to: being assigned to dormitories, illness, withdrawal from studies, transferring schools, or feeling that the area is unsui). Terminating the contract early will be considered a breach of contract and may result in police reporting and notification of the university. **Subletting** - Tenants paying annually may sublet their room once and must find a new tenant according to the subletting terms. **No Clubhouse Facilities Provided** **Printing Requirements** - Due to landlords reluctance to cover additional property taxes, printing services will not be provided to individual students. **Viewing Requests** - For room viewings, our company will consider requests starting in August, provided that the current tenant has moved out and the room has been cleaned. Please note: The room will not be reserved during this period; priority will be given to those who pay the deposit first. Therefore, we recommend that, considering the rights of each client, all partnered apartment buildings support various payment options, including one-time payments, quarterly payments, and monthly payments. Please a payment method that suits your actual situation. Be aware of the above circumstances, and any losses will be your own responsibility.
