**Accommodation Information** 1. New students enrolling this year or graduates from the past five years are eligible to apply for housing. Roommates will be of the same gender but do not need to be from the same graduating class. 2. A new unconditional deposit refund policy has been introduced: deposits can be fully refunded without conditions up to three months prior to the start of the lease. 3. A prepayment of HK$3,500 for utilities (water, electricity, and gas) is required upon move-in, and a settlement will be made after one year, with any excess to be paid separately. 4. The annual cleaning fee is HK$900 per person, and the internet fee is HK$500; cleaning services will be provided once a month. 5. Payment Guidelines: - For annual payment: one month’s rent plus one month’s deposit; for six-month payment: one month’s rent plus two months’ deposit (same rent); for every four-month payment: one month’s rent plus three months’ deposit (with an additional 10% rent). - The first rental payment must be made seven days before the lease commences. - The second payment for six-month leases should be made within the fourth month after the lease starts. - The second payment for every four-month lease should be made within the second month after the lease starts. - The third payment for every four-month lease should be made within the sixth month after the lease starts. - Upon move-out, all personal belongings must be removed from the premises, including communal areas and kitchen/toilet. A fee of HK$1,000 will be charged for unremoved items. - A fee of HK$50 will be charged for borrowing a spare key, and HK$80 will be required for a replacement if the key is lost. The replacement fee for the resident card is HK$150. 6. Annual paying tenants will receive a welcome gift; for more details, please consult with sales or apartment management. 7. Tenants who pay annually can transfer their room once, but they must find their own replacement tenant and comply with the subletting terms.
