**Accommodation Information** 1. **Eligibility Requirements** - Newly enrolled students for this academic year or graduates within three years of graduation may apply for accommodation. Roommates must be of the same gender and there is no requirement for them to attend the same school. 2. **Unconditional Deposit Refund Policy** - Contracts can be canceled within three months prior to the start date, and the deposit will be refunded in full unconditionally, with no additional fees required. 3. **Utilities Costs** - Upon move-in, a prepaid utility fee of HKD 3,500 (cash) is required. This fee does not cover utility usage costs, which must be settled upon vacating the property. Any excess usage must be paid, and unused fees are non-refundable. 4. **Cleaning and Internet Fees** - The cleaning fee is HKD 2,000 per person per year (cash), while the internet fee is HKD 500 per person per year (cash). Cleaning services are provided twice a month and cover common areas, kitchens, and bathrooms. 5. **Payment Methods** - Annual payment with one month deposit. - Two installment payments with two months deposit (same rental price). 6. **Deposit** - It is recommended to pay the deposit in Renminbi (RMB). The RMB amount paid will be specified in the contract and refunded in the same amount to avoid issues with exchange rate fluctuations. - If paying in Hong Kong dollars, refunds will be made only in HKD at the time of vacating. Please provide a HKD account, as we do not offer cross-border transfer services for deposit refunds. Students are advised to take note of this. 7. **Key Payment Timelines for Rent** - The first rent payment must be made seven days before the lease starts. - The second rent payment, if paid in two installments, must be made within three months after the lease begins. 8. **Lease Terms** - All rental contracts are based on a one-year term. Due to personal reasons (such as obtaining accommodation, illness, withdrawal, or transferring schools), full annual rent must be paid. Early termination of the contract under any circumstances will be treated as a breach of contract, and consequences will be borne by the tenant, including police reporting and notifying the school. 9. **Subletting** - Annual payment tenants may sublet their room once, but must find a new tenant themselves and adhere to the subletting terms. 10. **No Clubhouse Facilities Provided** 11. **Printing Fee Policy** - Due to most landlords’ reluctance to pay additional property taxes, printing services for individual students are not provided. 12. **Viewing Requirements** - Viewings can only be arranged in August, provided the current tenant has moved out and the room has been cleaned.
